As part of our Q&A series on wholesale real estate, in this episode will address the question of which prospects to go after first.

Should you find a motivated seller first or build a cash buyers’ list?

In a full blown wholesale operation, you will discover quickly that those are 2 different roles or jobs that just happen to be in the same business.

With that in mind, let’s take a look at today’s question and answer it comprehensively.

“Hi guys still educating myself on wholesaling I’ve been on Craigslist looking at houses (working up to making my first call soon I’m kinda nervous) any tips on what to ask? Also Is it better to find the motivated seller first or cash buyer? I’ve heard it’s better to find buyers first. Thank you!”

ANSWERS****

Paul S: “Personally finding a deal you can wholesale that the end buyer can make a good profit on is the hardest part. Cash buyers are always looking for deals. So if you have a good deal and advertise it. Shouldn't have any problem finding a cash buyer. If you want to meet them go to your local foreclosure auctions and introduce yourself if you find one then tell him what you got they would probably tell you in a matter of minutes whether it's worth their time”

Donny D: “Don't listen to Paul. Get you at least 5 to 10 buyers so you have people to flip to. What if you lock up the property and can't sell it? Then you screw the seller which isn't fair & your reputation hits the toilet. That way if you already have buyers you will always sell it as you match their criteria. Take it from someone who has wholesaled multiple deals.✔️”

Paul S actually has a better answer simply because he said to lead with value.

Donny D... we don’t care how many deals you’ve closed bro. I can bet $2,000 you’ve never closed more than 2 deals if any, based on your answer to this young lady.

Michele Y, you need to learn marketing. That’s the single most important answer you can get.

But to answer your actual question.

What to ask? Ask...

1.) If you are talking to the right person.

2.) If they own the subject property you are calling about.

3.) If they are open to a cash offer that can close in 10-15 days on the subject property.

Is it better to go after motivated seller first or cash buyer?

There are 2 ways to answer that question.

1st way....

I am a cash buyer and I have access to all the cash buyers you need.

If you had to choose, set up marketing and start attracting motivated sellers into your pipeline.

You can build your buyers list as you go. You can also learn professional level online marketing to build buyers list.

None of that is overnight. It takes time but well worth it.

2nd way...

Which of the 2 prospects (motivated seller or cash buyer) would you enjoy funneling value to consistently?

Find out the answer to that and focus on it.

If it’s motivated sellers, go after them and leverage other people to get your cash buyers.

If it’s cash buyers, others who are finding motivated sellers will fall in love with joint venture with you.

If you are truly bringing value to one side of the equation, the other will show up everywhere in abundance.

The common denominator here is to invest in yourself and skills to become a professional marketer.

You can understand why a new wholesale real estate investor would want to know the best cities to go after. It makes sense as it reserve resources, time,money, energy for marketing and prospecting in the cities with the closest to guarantee as possible for success.

So I’ve decided to share 2 quick ways to identify the best cities to target with your hunting operation.

1 - Ask at your Local REIA

This still works especially if it’s by the way.

“By the way” means you would hang out at REIA’s to network anyway.

Simply ask any cash buyers you meet where they like to invest.

They are usually happy to share as it potentially mean more money for them.

2 - Data Collection & Analysis

The 2nd way is to collect data of all cash transactions of at least past one year.

Analyze the data by counting the transactions in each city all over the nations.

The city with the highest cash transactions indicates that investors love the idea of investing their money there.

Guess where you should scouting and hunting for more deals. You guessed it right.

In this episode, I want to share the 2 pieces of information you need to find in order to estimate and secure your profits in wholesale real estate investing.

1 - Market Value

This is determined by finding the 6 months average sales price of similar properties within 1 miles distance radius of the subject property.

Let’s go over that…

You need to determine the average sales price within the last 6 months. The comparable sales need to be similar properties. They all must be within a mile radius.

This is the number that gives you an idea of speculation tolerance. The further away from 6 months and 1 mile you are in determining the market value, the higher the risk.

Depending on your location and market, the market value you come up with needs to be multiplied by 65% to 85%. This is called the wholesale adjusting ratio (WAR).

If there are lots of flipping activity in that market, the WAR would be higher. The lower competition is, the lower the WAR needs to be.

Multiplying the market value by the WAR ratio results in the adjusted wholesale value (the AWV).

2 - Repair Estimate

Secondly as a measure of the condition of the property, you need to figure out an estimate of the repairs needed to make the property sellable in retail condition.

When you deduct the repair estimate from the AWV, that becomes your maximum allowable offer (the MAO). As long your offer is within + or - 5% of the MAO subject to the accuracy of the market value and repair estimate, profits are secured.

In this episode, you will discover my 7 simple steps guide to smooth double closing as a wholesale real estate exit strategy.I personally prefer double closing my deals to assignment contracts.

By using this strategy, I engage 2 simultaneous closing incurring 2 separate charges for 2 settlement statements. But I also avoid greed driven conversation with any of the parties involved.

STEP 1: Go under a separate contract (B) with your Buyer
STEP 2: Confirm an EMD deposit with your closing agent or attorney
STEP 3: Confirm Funds or Get a Clear to Close from buyer’s lender
STEP 4: Send the 2 sales contract A and B to your closing agent and inform them that it’s a double close transaction.
STEP 5: Ask your closing agent if you need a 2nd funding source for transaction A
STEP 6: If so, send the 2 sales contract A and B and closing agent info to your transactional funding lender. They need to confirm that transaction B is approved for funding.
STEP 7: Schedule your double closing

How to Double Close - Have an investor friendly title company facilitate the whole process. By doing that, you will learn from experience. As an investor, it’s not your responsibility to know how to double close.

When you contact them, ask if they do double closing. If they say “no”. Don’t engage in educating them. Keep calling the next title company until you find one.

The best way to find one is to network at your local real estate investors association on meetup. Go to meetup.com to find them.

Question - "once a house is in foreclosure their isn’t anything we can do with it❓"

YES. Once a house is foreclosed on, you cannot deal with the original owner/seller anymore. However, it's a different story when deal with pre-foreclosures, which mean the title is still on the owner's name.

IF It's only in pre-foreclosure stages, there are tons of real estate investing profits to make from wholesaling real estate in pre-foreclosures. But here are 7 things to note.

1. Motivated Seller

This is non-negotiable. The seller needs to score very high on the scale of motivation. Once you can achieve that, we can basically do everything and make even more creative money.

2. Sales Contract

You need to secure a regular sales contract at the prices just like a normal deal. The price needs to typically be below 65% of the after repair value less the estimated cost of repair.

THE LAST 4 STEPS ARE ONLY NECESSARY TO DETERMINE IF YOU ARE DEALING WITH A PRE-FORECLOSURE.
