Question: “Who pays closing costs in a Wholesale deal?”

It is completely optional.

I had a friend call me the other day… he is buying a house and said, “Hey, I found this fee, is this normally real”.

And I was like, “yeah there could be a fee for everything, this is America.”

You could charge a fee just for listening to me, it’s called consultation.

We charge a fee for anything and it’s absolutely legal to do that.

Just keep that in the back of your mind that there could be a fee for everything.

Question: How do Real Estate Wholesalers get paid?

I don’t like the phrase “Real Estate Wholesalers” but it’s real.

I personally don’t like using it but it’s much more important for you to understand why I don’t like using it rather than being religious about that.

What is an unsupportive husband?

If you have found yourself in a situation that makes you feel lack of support from your husband,
You may be wondering if you are now amongst the thousands of women dealing with an unsupportive husband.

So let’s dig in some 5 of the signs you should look out for.

In addition to that, we will talk about a few ways to attract the support you want from your husband.

Before we dive into the signs, it is important that you know that there is a difference between your feelings and reality.

Our feelings in general tend to exaggerate matters on ground.

Therefore making us attack the people we love and creating a back and forth mix of defensive and offensive behaviors.

You may be feeling unsupported and there may be a blurry line between that feeling and neediness.
Neediness will kill attraction in your marriage but it is quite possible that your husband is simply unsupportive.

So let’s get to the signs.

5 Signs of Unsupportive Husband

SIGN #1 - He Treats You With Disdain

If you’ve found yourself in a marriage with a man who goes out of his way to make you feel unworthy, that’s a classic sign.

SIGN #2 - He Doesn’t Listen

It’s one thing to feel unheard but it’s another for your husband to shut you down every chance he gets to do that.

I don’t know which is worse but that is a sign that you are in a marriage with an unsupportive husband.

SIGN #3 - He Doesn’t Help

As a woman, not only does the society expect that you make sure all house chores are done, YOU probably have put that expectation on yourself.

If your husband doesn’t seem to put any effort into making sure you are not overwhelmed with this culture, he is not a supportive husband.

There are men that would be this way even when their wives are in illness or pregnant.

SIGN #4 - He is Abusive

There are 3 main different types of abuse namely:

Verbal Abuse
Emotional Abuse
Physical Abuse

All 3 can end up in the same place; worst of which is death.

So make sure you seek professional help if you feel like you are in an abusive marriage.

That’s definitely a sign of an unsupportive husband.

SIGN #5 - He is Numb to Your Feelings

As a human being, we have feelings and yes they can be an exaggeration of reality.

But that is the more reason why the man in a marriage must be aware of those feelings.

If you can’t even get him to listen and see how you are “feeling” specifically, you may be in a marriage with an unsupportive husband.

Maybe he takes everything as an attack, gets defensive and never takes responsibility for the feelings in the marriage...

These are the common signs and issues that wives deal with in a marriage to an unsupportive husband.

Complacency can cause these behaviors; we tend to take each other for granted at some point.

If it’s that simple, you still deserve what you desire in a husband.

The first step is to communicate your feelings in words.

Make sure you are not just being needy and you are in a position where you can support yourself emotionally and in other areas.

If that hasn’t worked, you need to make yourself less available in the relationship and that should increase your value in the relationship.

Remember if you do not have a strong sense of self worthiness, no one else including your husband will find you worthy.

In this lesson, we will cover a very popular question asked by women in seemingly unhappy marriages; “does he love me?”

But first which one?

There is a difference between Love & In-Love

It’s simple.

To love someone is a deliberate value driven act while to be in-love is a feeling that comes from attraction and often a sense of newness.

It is possible for a man to love you and not necessarily be in love with you.

That is to say, the attraction level is low and unfortunately you can feel it that he is not drawn to you as evident by this question.

So if you can't tell in his body language, he is probably not in love with you at the moment.

But keep in mind that it is probably temporary, especially if you have experienced the feeling of him being in love with you in the past

...depending on how far into the past it has been.

If a man still needs you in his life, he probably loves you because again loving someone is a value driven deliberate action.

But in that same space, he may net be as attracted to you as he needs to be.

To love someone is a process and an on-going thing while being in love with a person is more of a state of mind; a feeling.

If he is in love with you, you will be able to tell as he shows that he can't have enough for you.

For a man to love at that level takes a while and a process of growth.

34 years into marriage, a man can love you and it would be synonymous to being in love with you because that relationship has probably been tested.

So the idea of not being with you is not a thing and cannot be even remotely entertained.

But it is a value driven act because it took time, a process and probably all types of tests on his character and the dynamics of your relationship with him to be in that space.

Therefore if you just met this man recently, loving you is not exactly relevant as he probably doesn't even know himself

...with respect to your relationship enough.

However, he may be in-love with you but you would be able to tell from his body language and other forms of expression if he is.

As an adult, the other question is if you are in love with him.

I would go out on a limb as an answer for you; YES.

Wondering a man's feelings for you is one of the signs of high attraction and that you are in love with the idea of that person.

If this was a high school situation, no one knows themselves enough to be able to recognize real love.

How do I get out of an unhappy marriage when he is not in love with me?

If a man is not in love with you, that's just a temporary feeling and a sign of low attraction.

So getting out of the marriage is not a solution especially if you've ever experienced high attraction in the marriage in the past.

Therefore if you have, the next best thing to do is to learn how to make him want you again.

It's a nice little known skill that you probably used unknowingly when you were also in that space of giving naturally into the marriage.

The first step is to know that there is no such thing as an "unhappy marriage"; there are one of 2 unhappy people in a marriage.

And secondly, if you know anything about happiness, it comes from the inside and never from another person, a spouse or a partner.

You may argue that others can influence your happiness.

I agree.

But ultimately, that's called environmental factors... kinda like the weather.

Your marriage surroundings may feel gloomy but again, that's a feeling.

And with proper knowledge, wisdom and empowerment, you can control how you feel from the inside... and like I said, true happiness only comes from the inside.

If you give other people and your environment the power to control how happy you feel, it will always be that much short of true joy; a necessary ingredient for "marriage goals".

Thirdly, you go into a relationship to give.

So leaving this marriage for any reason outside of physical abuse will not necessarily make you happy.

You have a better chance of a happy marriage for lack of a better term when you build yourself from the inside so that you can have enough to give emotionally into the relationship.

Also, confidence and non-neediness is one of the most attractive features you can develop to bring into the relationship

And you can seduce anyone you want back into a blissful relationship with you.

There is a good chance that you had it in the beginning but we all get complacent and take it for granted in relationships; a.k.a "I lost myself", ever heard that before.

So your marriage is only really over if you don't want it anymore with this weapon of attraction at your disposal.

Also, if money and finances are not right in your marriage, it will cause issues.

But again running from that problem is an oxymoron; at least 50% of that problem is your shadow and it will follow you anywhere you go.

Leaning is a last resort; first of all find out what value or solution you can give into this monster of a relationship that you already know; it's your best chance at happiness.

With a will, the power of seduction and history of high attraction, you will survive, thrive and become relationship goals that many will envy for a long time.

Keep in mind that the grass is always greener on the other side because it is being watered somehow.

"What if I'm not in love with my husband but I can't leave?"

Not being in love is a temporary feeling and symptom of underlying issues in your marriage.

Leaving the marriage because of the symptoms will not fix your problem; in fact, it will potentially make life more miserable for you.

But you are the one in the marriage and you probably have deeper and clearer context.

If it's just as simple and temporary as not being in love, look inside objectively and ask yourself if you have value or can build value to bring into this relationship.

This is easier said than done but it's best short at a happy and blissful marriage again.

But keep in mind that leaving your marriage or divorce is not a crime as much it may not be the solution.

Toxic arguments is one of the top signs of communication breakdown in a marriage;

It feels like a high that you know it's bad for you but you can't stop it until it destroys; shutting down dismissively can be just as toxic.

So if you can still have a healthy loving conversation with your spouse, that's a great place to start and build from.

If you have kids, don't abuse them as a manipulation tool to leave or stay in the marriage.

The best thing you can do for kids is to be an example of what a healthy relationship and marriage looks like as they learn more from behavior.

I know we make it sound simple but nothing here is easy; it is simple but not easy... it's easier said than done but it's worth every effort you apply.

However, it is absolutely okay you draw emotional strength to want to give into and work on your marriage from your kids.

In a situation of emotional abuse and just flat bad behavior like alcohol and drug abuse, a higher level of patience is required.

But fundamentally, you can use the power of seduction and reverse psychology to get your spouse to start behaving right.

There is a reason why he or she is still in the marriage.

If they are the one solely benefiting from that reason, they may never change if they don't what it feels like to take that benefit away.

For example. I hear other counselors all the time insinuating that sex should not be used to punish the spouse.

I believe differently.

It's impossible for a person who wants sex to use it to punish another; it seems that way because they are clearly no attracted to the idea of having sex with the spouse.

In this context, sex would be the benefit that you should not be giving when you know that you are not attracted due to bad and abusive behaviors.

Sex is not a duty, it's to be enjoyed together. But having it less than twice a week outside of medical reasons is a sign and symptom of underlying issues.

So in conclusion, you should be focused on "giving" into your marriage and use that as the first step in solving all problems and dealing with crisis.

Sure... much patience would be required as everything is a process before you eventually start receiving.

However, keep in mind that all forms of abuse will probably not stop unless there are real consequences.

It's as simple as demanding that abusers seek help out of respect for yourself, sometimes asking for temporary space and time does help,

But ultimately using that to work on building yourself so that you can have enough to give and attract the love you deserve and desire.

Way too many people are chasing after wholesale real estate deals without a proper understanding of what leads to one.

I get it... After all, you are one deal away right?

Nah....

At least, you need to know about these 3 stages that you must pass through in order to get to closing wholesale real estate deals at scale.

Of course , you can get lucky without these stages but luck and hope can only happen so many times.

(1) Data

Collecting and analyzing data is a very important part of any business in the digital era.

It allows you to add predictability to your business especially when you collect the data in bulk.

Property addresses and owners are all data on a public record that you have access to at anytime.

Here is a limited time free access to over 160+ million records and you can play around with data analysis there as well.

(2) Contacts

Once you collect data which will include contact information to the person(s) in control of these prospect properties, the next stage is to initiate some kind of contact with the owners.

You want to pick a channel and a strategy that also allows you to pique their interest first at scale.

(3) Leads

Once you successfully generate an interest, a property owner will reach out to you in response to your contact in stage 2.

At that point, you have generated a lead.

So you cannot call it a piece of data like a property address until it has been attached to an actual response with an interest to entertain an offer to purchase.

When you drive around town for dollars and collect vacant properties' addresses, that's just data.

You would still need to find the contact information of the owner which is still stage 1 and then on to stage 2 which is initiating contact.

When you do that enough, you will increase chances of stage 3; generating leads and then negotiation can start.

All these will happen before you can smell a deal even remotely.

Let me give you just 5 reasons:

• Need repairs and can't afford it.
• Facing foreclosure and/or Owe too much liens against the property can't afford to pay up.
• The property is vacant and eats up annual property taxes.
• Out of Area and/or Tired Landlord
• Unwanted Inheritances and much more actually.

So the first step is to get access to this public list of potentially distressed property owners.

(2) Contact with Offer to Buy

The 2nd step is to and find their contact information and contact this owners via one or more of a few methods namely;

• Ringless Voicemail
• SMS Text Messages
• Direct Mailing

There are other ways to reach out but I personally prefer and recommend the inbound marketing methods above as it allows you to pique their interest first.

Those who respond are your leads.

(3) Negotiate a Deep Discount (<= 75%)

Once a lead responds back or once your marketing generates responses, you simply need to get on the phone, make an offer and negotiate a deal.

A lot of people waste time on building the real estate wholesale website, designing the logo, researching the best legal structure for a non-existing business.

My goal in this lesson is to focus on the 3 functionalities needed for your real estate wholesale website so that you can avoid wasting unnecessary time on fancy stuff.

Most website features are not useful.... This is the web hosting platform that I recommend (less than $5/month).

(1) Brand and Credibility

So even if you are not focusing on online traffic and lead generation for your real estate wholesale business,

Your leads will most likely try to check you out online to make sure you are legit.

And just a little presence online with a single profile web page with a professional picture is all you need to show them that you won't run away or waste their time.

(2) Lead Generation

If you are planning to generate leads online, then it only makes sense to have another web page that can capture the information of your leads such as name, email address and phone number so you can follow up.

Your lead generation form may even capture more information such as property specifics and motivation level qualifiers.

This is the tool that I use to set up my lead generation web-forms that I embed on my lead generation webpage.

(3) Private Photo Listing

Once you start locking properties under contract or have properties in your inventory from other real estate wholesalers, you can have your properties photos displayed neatly form private viewing.

Sure there are other simpler and free services for this, it's just another option that brands you in the marketplace.

There are lots of people who struggle for not understanding leverage; one of which is to find real estate wholesalers to join your network.

At the end of the day, we all start with limited resources but when you understand this lesson below, you are simply switching to the UNLIMITED.

So I want to give you 3 reason why a part of your resources, time, money and/or energy must be allocated towards finding other real estate wholesalers to add to your network

(1) Accountability Partners

This is business can be hard when you don't have others around you pursuing the same goals.

And this is especially true if you are just getting started; there are blind spots everywhere and many times, all you need is the perspective of an accountability partner.

With that being said, it doesn't have to be a legal partner on paper; your partnership will be limited from deal to deal.

(2) Foots on Ground

A big part of your revenue will be virtually wholesaling if you are doing this right in 2000&DIGITAL.

So you will find deals beyond your local jurisdiction and nationwide while you can only be in one place at a time.

As you know, you can even build a real estate wholesaling business from outside of the United States.

Other real estate wholesalers will become quite resourceful as you find and close deal around the nation.

(3) Mastermind

At the rate that civilization and technology continues to evolve,it's important to surround yourself physically and virtually with sound minds who are also paying attention.

So in this context, a mastermind is a combination of minds to conquer the world of wholesaling and real estate investing at an exponential rate.

(4) Network

List building of end and cash buyers is a big ingredient of the business.

So there is no question that you should be building your very own list so that you can also bring some value into your network.

However with other real estate wholesalers in your network, you can move deals a lot faster; time is your most valuable resource anyway.

(5) Net Worth

The bigger your network is, the higher your net worth tends to grow right?

That's even better when you have a network of real estate wholesalers around the nation at your fingertips.

“I have a deal with a buyer who has a VA home loan.

He has a realtor representing him but he needs the house sold very quickly.

Check this out. I need some creative ideas here.

He has a 4 bed/2 bath 2 story home next to a pond and sits on 23 acres of land with timber rights.

He has $260,000 left on his mortgage and wants $300,000.

Problem is he has to sell all under the VA home loan.

He can't part out the land. Is this deal dead in the water?

I would try to hard money the home to get the land and then try to sell the home with 5 acres and move to sell the remaining acres to some potential buyers.

But I will need some hard money lenders and a lot of creativity.

Want to know how to fix your marriage using 5 simple tricks that work 100% of the time?

You see people, including your spouse, are predictable.

That is to say you too can learn a few tricks to attract the love you deserve and desire.

I have to assume that you are experiencing a crisis in your marriage now and that must feel terrible to live in that kind of misery.

Your spouse has probably shut down and is using these moments to emotional abuse you and your marriage.

Use these 5 simple tricks to turn all that around and fix your marriage.

(1) Relax

Rejection breeds obsession.

So the feeling of rejection that you are experiencing at the moment will naturally give you the illusion that the world is about to end.

You and I know that it couldn’t be further from the truth.

So the first step is for you to take back the control of your emotion and keep in mind and prepare that more triggers will show up temporarily to make you lose it.

Be determined to stay in control.

(2) Listen & Give

This is a marriage and you should always only go into relationships to give; not give and take.

The very act of complaining shows that you are in the taking mode and as you can see, it’s working against you.

Sure it’s not easy to “give” to a person who is not giving love back to you but I am not asking you to give love.

But you need to find opportunities to give.

So you have to listen effectively in order to determine what will be received when you give.

For example, if a spouse is shut down, they are asking for space and that’s an opportunity to “give” some space.

In fact, I would argue that you also need that space to regain back your emotional control and escape potential emotional abuse.

Remember.. No one can abuse you emotionally unless you allow it.

Focusing on giving has a direct correlation with fixing your marriage successfully but it must accompany a generous level of patience.

How much you give has a lagging and not a leading indication in your marriage.

(3) Avoid Predictable Reactions

You are responsible for your actions and your reactions are your actions.

Essentially, you don’t get to say “he or she made me do it.”

You are an adult and…

Therefore you are responsible for your actions even when you are not willing to take responsibility.

But you are in a better position of control when you take responsibility without confusing it with guilt and/or self-blame.

When a spouse shuts down, it tends to create triggers for overreaction in many aspects.

So one of the tricks you can use to fix your marriage is to identify scenarios where you would normally overreact and simply do the opposite.

This trick is not a one size fits all.

If you are normally dormant in reacting, then you should gain courage and speak up using words.

But say what you want to say once and leave it there. Arguments will create an undesirable effect.

The idea of this trick is to not be predictable; being predictable kill attraction.

If you can successfully make your spouse wonder why you act the way you act, it will build attraction and with patience, you will fix the marriage.

(4) Detach from Feelings

You are probably feeling like your spouse is no longer in love with you right?

Well first of all, know that feelings are temporary in nature and tend to exaggerate the reality of what’s going on.

So start with how you feel… you are probably exaggerating naturally.

And if you are not exaggerating, your spouse has probably expressed that feeling in words. “I am not in love.”

The in-love is a feeling and it reflects hurt; that’s okay because that can be fixed.

In-love is not love… that’s just butterflies.

And you can probably figure why he or she feels that way at the moment; it’s temporary if you use trick #3… RELAX.

It is better to not get attached to how you feel and your spouses’ expression of how they feel.

Instad, focus on creating a new alternate experience and be patient because it will create a lagging indication and not a leading indication.

That means you will see moments that feel like your effort is not reflecting but that’s a feeling; focus on giving.

But don’t forget to give to yourself too.

(5) Avoid Approval Seeking Behaviors

Some are very quick to apologize but there is a problem with that.

There is blurry line between:

Apologies
Seeking Approval and
Manipulation

These, including apology itself, are not attractive behaviors and it is better in a marriage and relationships to focus on changed behavior.

Changed behavior is the best apology and it’s also attractive as it makes you less predictable in the eyes of your spouse.

You should only apologize once if you feel you should and only if your spouse specifically asks for it.

Think about it, if you have to apologize over and over, you are probably not going to get a different result that you desire with doing the same thing over and over.

In general, avoid approval seeking behavior as it indicates lack confidence and that’s very unattractive at subconscious levels.

BONUS TRICK: Patience

You are not meeting your spouse for the first time so fixing your marriage will be a process.

But it’s worth it because of the level of personal growth that comes with giving over and over when it seems like you won’t receive.

It’s worth the process and your marriage will last that much longer.

Signing the contract is probably the #1 of wholesaling real estate basics; why do you think many rookies confuse a contract with a deal?

I get it… It’s the first step towards closing a deal.

Isn’t that what everyone wants?

So I want to share with you the 4 basic elements that make a contract binding.

But please keep in mind that your contract is in reality only as binding as the motivation level of the seller of the property,

Anyone can pull out of your contract.

And because you are wholesaling real estate as a game of volume, it just won't be worth your time trying to sue for breach of contract.

Offer

This is the part of the contract that references your intentions with respect to the subject property.

Consideration

The consideration is what you are willing to let go in order to get your desired intentions accomplished. In this case, that will be a deposit and/or purchase price.

Terms

This starts with the portion of the purchase price that is yet to transfer to the seller.

But it also includes stipulations and conditions to be fulfilled before the transaction can successfully be declared closed.

Acceptance

This the section that is signed and dated by the last party on the agreement.

Once it is signed by the final party as stated in the contract, the contract is said to have been executed.

A contract does not necessarily need a notary to be considered binding.

For you as a real estate wholesaler, the purchase contract is everything because it holds the equitable interest that you will sell and/or assign.

On the flip side, your relationship, rapport with the seller and their motivation level is the “end all be all” of the deal.

Everything else can be amended, fixed or adjusted on or before closing.
So no pressure needed.

Real estate agents can be great resources for you when wholesaling properties but not without these 3 best practises.

Ultimately, how you show up to an engagement with an agent can present you as a nuisance or a client.

Those are the 2 languages they understand.

Wholesaling properties is of course primarily about off market deals; no one should be targeting a house on the MLS with the marketing resources.

There are some strategies that can target MLS but those are the exceptions.

Wholesaling properties is legal but out of the box investing strategy; not a job… you are an investor.

So essentially, you are not really in competition with an agent but you can easily look like a competition or worse; a scam artist.

It all depends on how you present to them..

In the case of the question below, the agent was an afterthought so I agree… it came off a little tricky.

But with these 4 best practises and rules of engagement, it wouldn’t matter if the agent came out of the whole, you would handle it like a G.

And potentially still bag a deal.

(1) Listen

One of the most common mistakes wholesalers make is talking too much when engaging an agent.

Once an agent is involved, you are now a full blown 100% buyer and you should ask questions and listen.

It will make them feel more special than they actually are.

(2) Let Go

If you approach them by trying to hug up on the control on the deal, you will lose the deal.

It makes you look desperate and that yellsss “RED FLAG.

And then you will end up having to explain yourself which puts you in the box of breaking the 1st rule of engagement.

Sure you are wholesaling properties, but as far as your sellers’ agent is concerned you are a buyer; a customer.

And the customer is always right.

(3) Pay Up

Not only should you entertain listening to the agent, offer to pay the agent's sales commissions.

There is no agent in their right mind who would not get on your team in that case especially if calling the agent was an afterthought for the seller.

(4) Pipeline

There is always a possibility that it won’t work out.

Therefore always keep your eyes on building your leads pipeline so that you can always maintain the energy that you have options.
It’s easier to move on when you know that there are 100 million prospects out there for you.

“Question: Property under contract as a wholesale deal.

I am selling to a retail buyer and closing with transactional funding.

The problem is our buyer decided to hire an agent that went directly to our seller's agent to call my partner and I scams...

And trying to block the buyer from putting money into escrow with the title company.

It’s a huge mess.

I called her to clarify and the woman hangs up on me, yells that I’m a scam smh.

The contract has been submitted to the title company for at least 10 days.

Maintaining and growing a healthy size wholesale houses sale inventory is key to consistently closing deals.

In order to do that, you have to constantly be engaged in prospecting and marketing for the next one.

But initiating prospecting and marketing can happen in one of 2 different ways.

1. Inbound
2. Outbound

They both work but the latter requires more sales skills because you are essentially requiring people for unsolicited conversations.

But again, nothing too strange about that, you just have to be good at selling them as soon as the conversation starts.

I personally prefer and recommend inbound marketing because of this 4 benefits.

(1) Attraction Marketing

You are essentially planting value seeds everywhere that you already know will attract your ideal prospect to initiate the conversation.

For example, you put a digital bandit sign on Facebook in your target market that simply says “We Buy Houses.”

Suddenly it’s not about you but it positions you better to have better quality sales conversation as opposed to sales pitch.

(2) Build Your Wholesale Houses Sale Inventory with Speed

Because you are focused on the process of seed planting without expectation from every human being, you save a lot of time.

And the alternative to that is to cold call with your personal time in which case…

Naturally, you would “want” or “expect” to have a conversation with every one that picks up and of course that expectation will lead to frustrations.

(3) Numbers game

Using inbound marketing to build your wholesale inventory is a numbers game while outbound requires your heart because it is more of an art.

Also, the results you get from marketing and prospecting activities needs to be measured in numbers.

Inbound marketing makes this easier especially when you are directly involved in it.

Subsequently, you are able to improve performance consistently.

(BONUS) Time Management

Creating value seeds to invest and plant everywhere makes it easier to have time for other things you love in life.

You are able to operate on your own time and not the prospect's time.

“Wow! All this time I’d been cold calling because...

I feel like talking on the phone is my strong suit but no one was answering or they’d send the call straight to voicemail and never return the call.

So today I sent out a sms campaign using TextMagic and BOOM everyone wants to talk.

Well not everyone but y’all get what I’m saying.

A lot of “not right now”, wrong number, but a lot of good conversations too.

422 messages sent out and as of now 4 phone appointments are set and 2 buyers added to my list.

Even the one who cursed me ended up apologizing.

And 2 people directed me to the owner and one has a property he wants to sell later in the year after his tenants move out.

I know cold calling works but I haven’t felt this productive since I started.

I’ve been busy cold calling 2hr a day but to actually have a back & forth conversation feels really good.

The last step in profiting from flipping a wholesale property is closing the title.

In that process, the title of the property is transferred successfully to a new owner.

But it is not as simple as I made that sound.

However, there are a few 3 tips I want to share with you as inspired by the question below to make it as smooth as possible.

Wholesale Property Profit Tip #1 - Legalities

The title and/or closing agent or attorney is paid to worry about that part of the transaction.

So do the best you can to not involve yourself in that head ache.

Once the contracts are executed, your job with legal issues are basically done.

Wholesale Property Profit Tip #2 - Funding

Even though you’ve managed to get the contracts signed, there is one more due diligence before submitting them to the closing agents.

As a wholesaler who is responsible for disposing of the contract, you have to pre-qualify the buyer.

Because wholesaling a property is also about assigning the equitable interest in the contract to an able and willing buyer.

Essentially, you want to make sure that your buyer has the funding resources to finance the deal.

A proof of fund is good enough to submit the contract to start title work but you need a little more to clear the deal for closing.

Commitment letter from the funding source is key.

If it is a straight cash buyer, then you are left with no choice other than the next.

Wholesale Property Profit Tip #3 - EMDs (Refundable or Nah)

Your sales contract on the disposition side B-C needs to be accompanied by a $3,000 non refundable earnest money deposit (EMD).

This is especially true when dealing with a cash buyer; a minimum of $2,500.

That money represents a commitment to close and if the buyer pulls out, you get to keep the deposit.

No ‘ifs and ‘buts’.

Keep it simple. The wholesale property venture is a business where you must protect your resources; #1 is your time.

I’ve had a buyer the whole period who put a $2,500 EMD (Earnest Money Deposit) down and the deal is about to close.

In this lesson, I am sharing a 9-point marriage separation advice in order to give you the best chance to attract your spouse back in love with you.

At the bottom of this page, you will find the question that inspired this lesson.

(1) Give Yourself Space

It’s most likely that your spouse has asked you for space to be here.

So if that’s the case, it’s very important that you don’t see it as a bad idea because frankly you probably need the space more.

You just can’t see that because rejection breeds obsession.

Take advantage of the space apart to build a better “you”.

(2) Don’t Overrate Affairs

While your spouse may be distracted by an emotional or physical affair with another person, don’t highlight it.

The affair will never be worth what you are already shared with your spouse

But it is important that you showcase being unbothered by anything or anyone outside of the relationship you have with him or her.

The worst thing you can do is to spend your space apart bickering about affairs; it will only expand and you will push your spouse further away.

(3) It Takes One But…

Insisting that you stay together is not going to help save your marriage as much as attracting your spouse back.

It only takes one person to create attraction but that requires a process and insisting will interrupt that process of attraction.

Instead, let go as it only takes “you” to build attraction which is the single most important thing that is missing right now.

(4) Don’t Use Children

The marriage separation period will come with a lot of temptations and one of them is trying to inflict emotional on your spouse.

Another one is abusing your children as a tool to accomplish that goal.

It always backfires.

The most common one, believe it or not, is not as obvious as you may think.

It happens more in the form of manipulation under the pretense of protecting the child or children.

What you want to do is stay focused on what you want and don’t want and leave the children out of it even if that’s painful for you emotionally.

Your emotional feelings are temporary.

The only exception to this is physical abuse of the children; in that case, it would be non-negotiable to get the children removed from harm's way.

(5) After 3 Months, You are Free

It’s not advisable to engage in transgression with other people during separation but we are all humans.

Technically, you are free to move on after 3 months of lack of sexual relationship when it is not medically related in my personal opinion.

But also in my personal opinion, the most profitable and worthwhile thing to work on in this period is self growth.

If you don’t, transgression and the lifestyle that comes with it can destroy everything you care about.

It can be even worse when it’s done in retaliation.

If you decide to move on, seek legal counsel to avoid exposing you and/or your children to unfavourable legal loopholes.

(6) More Actions/Less Talking

That should be pretty clear but be careful not to confuse certain inaction with emotional centeredness.

For example, don’t abandon your children and/or your normal responsibilities in the name of less talking.

That would be irresponsible and such behavior will continue to lower your spouses attraction towards you.

Just keep in mind that changed behavior is the best apology.

So for the most part, verbal apology will work against you because of the expectation for instant results.

Stay away from arguments, approval seeking behaviors and focus on building your self during this period.

(7) You Allow Disrespect

If there are any type of disrespect and/or disregard from your spouse during your separation, ask yourself first,

“How did I put myself in that position?”

“How did I allow that”?

You need to take the time to extract the answer to that question as it will help with clarity as you move into the new phase of your marriage.

The bottomline and the result of this exercise should be that no one should be taking anyone for granted again.

When you take yourself for granted, your spouse will see it as a permission to take you for granted if they are weak like most people.

(8) Never Bribe for Sex

Don’t manipulate with whatever you do for your spouse, children and family at this time as a bribe for sex.

It will work against your desire.

Do it if you find it honorable to do and you don’t have to if you don’t feel like it.

The worst thing you can do is do it and then blame them for not reciprocating.

(9) Work on Yourself

That should be self explanatory.

Use the marriage separation period to build yourself and attract the love and affection that you deserve.

It’s simple but I agree…

It’s easier said than done.

In April 2017, my wife said she wanted space for 2 weeks because we were not in a good place and she was distracted by an affair at the time.

Initially, I objected and wanted us to get a fresh new start.

As a christian, am I totally free without guilt to remarry even though we are not officially divorced.

The question below has inspired another wholesaling real estate for dummies lesson but it’s okay; I am here for it.

As I said in my previous lesson, there is very little room for speculations in wholesaling real estate

So our frame of reference is very important and it has to be calibrated to get you ready for the massive success that wholesaling real estate done right creates.

Therefore there are 4 variables that you must keep in your back pocket in order not to sound stupid to the people that can help you.

Variables simply mean when any of these 4 things change, it can potentially change the fate of a potential deal.

(1) Subject Property

This is the main property in question and of interest.

Everything else relates back to this property, and generally its size and features.

The presence of a garage or lack thereof can make all the difference in favor of the potential deal or against it.

(2) Comparables Sales & Listings

To succeed in wholesaling real estate, it is unprofitable to be the first or the last in the neighborhood.

So if there hasn’t been sales in the area in quite a while, it doesn’t necessarily mean all is well.

But also with respect to inventory, demand and supply, it may be a good thing.

Generally for the wholesaling real estate business, you need to operate where there is volume in sales.

(3) Market Period

The sales happening in the area need to be within the last year. The more recent the better.

This is especially true if institutional lending will be involved in the deal.

It is yet another reason why the last purchase price of the subject property tend to have little significance when determining a profitable offer.

(4) Distance Radius to Subject Property

Real estate is still location location and location.

If you bring a mansion into the ghetto, it’s only worth the ghetto.

So when you pull comparable, it typically needs to be within a one mile radius for any professional to consider a good comparable.

If there are no sales within a one mile radius, some may ask for a 2 mile radius but typically,

That conversation is moving in the direction of a dead deal.

If a neighbor is such a high end and properties has to be that far apart, it usually a bad market for wholesaling

Or at least, that’s not the best place to be wasting resources.

“I have a very serious and important question for you.

I have a house in Wichita that a guy wants to sell.

The house needs a complete tear down rebuild.

The neighborhood is going for $42,000.

But if I do get it, I will get it at almost $50,000; making this the most expensive house on the market.
I will list it for $60,000+.

This is my first deal and I don't know if it's worth it.”
