QUESTIONS - “What states are illegal to wholesale in? I heard something about a law going to be passed that will make it illegal to wholesale in that state.”

Real Estate wholesaling is not illegal in any part of this world.

Restrictions and regulations may increase or tighten up due to abuse of the opportunity.

However, there is nothing new about the fact that the cream always rise to the top.

I understand that it is now required to be a licensed broker to wholesale more than 1 house in a year in Illinois.

My question is “so what?”

Most people making a big deal out of this have not even closed one deal.

The new passed law is not a problem or issue for you unless you’ve closed at least one deal.

First of all for those who may not be familiar with it, wholesaling real estate is the art and science of finding a deeply discounted property via mass marketing...

Locking it under contract

Selling the rights to the contract to an END BUYER for a lucrative fee.

The END BUYER ideally would be a CASH BUYER.

In fact, the gurus teach to find cash buyers.

That means someone with their own cash who is simply investing it in this property to flip for profit.

However in recent times, there have been other financing options such as hard money lenders, private money lenders and many other creative financing strategies.

Finding Cash Buyers for Wholesale Real Estate and Building a Buyer List

That’s easy.. In fact this are 3 quick ways

1 Visit your local REIA; they hang out there
2 Skiptrace the buyer list of all cash transactions in your local target area; its public records.
3 Post your deals on craigslist and collect email addresses with phone numbers

That’s quick 3 ways to explore for you.

But when you learn how to marketing digitally and build a list from it, you will be exposed to more people.

Many of them want the deals and will pay more if you can facilitate financing with conventional mortgages loans.

Personally, my first 25 deals was not financed by any of the above.

They were financed by way of conventional financing aka conventional mortgage loans.

But there are minimum of these 3 conditions necessary to be met in order to have a chance as the bank approving a conventional loan for wholesale deals.

1 House must be in a livable condition

2 Double closing is preferred to contract assignment provided there are no title seasoning requirements.

3 Investor friendly title company with experience is necessary.

QUESTION - “For those of you that use Listsource, how effective and productive is it? Who has gotten legitimate leads that lead to closings from Listsource? Worth the money? Out of 100 names,how many realistic leads may lead to a closing?”

This is a loaded question(s) but God is bigger than this question.

The question came from a newbie in real estate wholesale who is basically snooping around looking for shortcuts to generation motivated seller real estate leads.

That’s what people go to places like Listsource source to do. But specifically, Listsource is a data collection platform.

They don’t promise you anything other than a list of property addresses, theirs owners and many times, the owners’ mailing address.

I get it.

If I were you, I would be looking for the easiest, smartest and fastest way to real estate motivated sellers.

Listsource pricing and cost varies based on what data you want access to, how often you want access.

So if you understand database management as it is related to marketing, you can save money.

There are instances when you can just pay one time to download a list. Other times, you may owner a call center and need data access consistently to market to.

Your worst case scenario with using Listsource services is downloading bad data which I don’t think they have a problem replacing it.

Data brokerage is a very lucrative business. They have to be stupidly greedy to try to steal from you.

So how effective and productive Listsource or any of the other alternatives and competitors is... depends on your marketing skills.

It’s a data collection platform. That leaves us with the 2 possible reasons why Listsource won’t work.

1 Listsource won’t do your data research a.k.a skip tracing which is how you find phone number for the owners.

2 Listsource won’t do your data outreach a.k.a marketing and prospecting which is how you attract motivated sellers and cash buyers.

You can access all the data you need to become successful but they can’t guarantee your success because they don’t know your willingness and ability to learn market research and marketing.

“Who has gotten legitimate leads that lead to closings from Listsource?”

Listsource does not sell leads. They sell data and it’s up to you what you do with the data.

It’s your data or market research which may include skip tracing or online research that will turn these data to leads.

You can call a list of name and addresses leads until you attach media to it. That may be phone numbers or a campaign like direct mailing or digital marketing.

“Worth the money?” Yes but that depends what you do with the data they sell you. Data is king if you know how to market to it.

“Out of 100 names, how many realistic leads may lead to a closing?”. The honest answer here considering the mindset that is asking this question is ZERO.

But then, you could also close 5 deals from 100 names. Not all data list are created equal. For example, auction foreclosures performance or conversion rate would be different from absentee owners or tax delinquent.

There are too many factors to consider. But the main factor is YOU.

Are you willing to become a student of marketing in this digital age?

If the answer is “yes”, you’re good. If not, never mind. You will fail in this and any other business. You will do better on a regular job.

By the way, Listsource can be used for free to collect count and census data. For example, you can use it to know how many pre-foreclosure or cash buyers are in a city.

These are meaningful pieces of information that can become intelligence in you real estate wholesale business.

By the way, platforms with promo codes such as biggerpockets etc may tell you that’s all you need. They probably don’t mean that in full context. You need to learn how to market.

QUESTION - “Hi Ola, I'm fairly new investor and I’ve found a potential deal. It’s a fsbo and I want to wholesale it, I’ve done Zillow and trulia Comps. What incentive do I have to get an agent to run mls comps for me?”

In order to answer this question, it’s important that you know what it means to wholesale a real estate deal.

Wholesale real estate is the art and science of attracting deeply discounted properties, locking them under contract and selling the contract for a lucrative fee; usually $5,000 or more. My highest fee on record is $82,000 from one deal.

What is After Repair Value?

After repair value a.k.a ARV is the value of a real estate property (that usually needs repair) after it has been adjusted for its present condition as compared to the average sales price of properties within a one mile radius of the location of the subject property and last 6 months period of evaluation.

We probably should clarify what FSBO is. It’s an acronym that stands for “for sale by owner”.

These are properties that have been listed and publicize to the market by owners with the involvement of licensed agents.

So one of the ways to attract discounted properties for sale is by prospecting and/or marketing to house listed “for sale by owner.’

Zillow and Trulia and internet websites that list properties for sale.

They also provide algorithm tools that reveal what a property is worth in the present market.

As you can imagine, they collect the data of houses listed on the market, sold houses, listing and sales price.

So on those 2 platforms, you are able to analyze and come up with value opinion of a subject property from pulling comparable listings and sales a.k.a comps.

Licensed real estate agents has seemingly more sophisticated tools via the multiple listing systems (THE MLS) to pull comps and analyze to determine the value of the subject property.

So gurus have made newbie believed for years that they need a licensed agent to do this for them .

So back to the question:

“What incentive do I have to get an agent to run mls comps for me?”

The truth is that there are alternatives today due to the digital age that is growing very fast.

That means finding an agent to do this for you is of very little value especially when you consider this very valid question.

Incentives will ideally be something valuable you can offer an agent to perform this minimum wage activity.

Some may say you should offer to list the house with them once it’s ready after acquisition and rehab.

The agents that would pull proper comps for you typically don’t have the time. Those that do won’t know how to pull proper comps. But also, I could be wrong.

What if you could learn how to evaluate property by yourself in 5 minutes or less? That would be a game changer.

More so, you can then focus on the most important skill in the profession; marketing. That way, you can become a source of leads for the agent.

Leads (new business) are the best incentive for an agent to get you comps. If you are marketing enough, you will generate more leads than what will fit wholesaling as an exit strategy.

Many times, home owners will want retail price for their properties. That’s a great lead to pass to you agent/partner.
