Oh my... these are fantastic questions. The other day, I was watching one of the videos from reiclub emphasizing that bird dogs do not get paid till closing. Fair enough.
But he also simply defined bird dogging as finding the deals and not necessary putting the property under contract. We are in a real worlds. While most people are good people, most people can also be greedy. People do steal.
So here is the confusion. If you are gonna worry about contracts, why not just be a full blown professional wholesaler. What is a real estate wholesaler? Find a deal, put in under contract and flip your equitable interest to end buyers.
Therefore the idea of a bird dog who simply find deals and then give the information to an investor is not what I'd ever advice.
They do it to extract money out of your pocket as a newbie by selling you bird dog real estate training, software, systems, programs and contracts.
There is no question. Everyone should be finding deals. It's called marketing. That's why at the end of this video, I reveal access to a free digital age marketing class.
Is Bird Dogging Real Estate & Driving for Dollars Profitable?
The answer is NO. It's the worst business model I've ever heard of. I'm not just saying it as a theory. I tried it early in my career and all I ended up doing was burning gas, breaks and ended talking to people that does want to talk to me.
I'm sure someone may want to make a case that I didn't use a script or the script. It's not even about that. Knocking on doors in the digital age is the least productive thing you can ever do because there are simply better ways.
Is Bird Dogging Real Estate Low Risk and Overhead?
In my opinion, it's much more expensive and that's why the gurus that are teaching it won't do it. It's not worth your time if you are trying to find deals from motivated sellers with distressed properties.
There are opportunities to close profitable real estate deals everywhere. But chances are that you are focused on the wrong marketing strategies. Truth be told. Most strategies taught by the gurus are overpriced and impossible.
When I first launched back in 2005, I used direct mail to find all the deals I did. I did it successfully for 3 years before the market busted into pieces because of the 2008 recession.
In 2014, I tried the direct mail strategy with mass roll out of bandits signs. i spent over $25,000 but it ended all being data collection. What is the data? Run from direct mail and bandit signs.
Doesn't make sense? We are in the digital age. Everyone Googles what they one. Your ideal prospect is no different. If they were in foreclosure, as we speak they are Google-ing "How to avoid foreclosure".
All the newbie investors (a.k.a bird dogs lol) are coming out of the seminar events sending letters that may never get opened. Even if they get opened, the first place the prospects is going for research is Google in the phone.
Here is the question? Are they going to find you on Google or me?
