In this video, I emphasize what is wholesaling and then share the 7 steps that leads to a consistent monthly and multiple 5 figures income in wholesaling. More importantly, I talk about building a real business out of it.

1. Build a buyers list

The money you are going to make is coming from a buyer. That's the bottom line. However, your business needs a pipeline of growing buyers who want to buy wholesale real estate.

Create a free information package that prospective buyers would be interested in. Here is an example "How to buy real estate investment properties at 75 cents on the dollar and 11 mistakes to avoid in the process."

Make it into a video, article or PDF. Give it away for free in exchange for buyer prospect contact information such as email and phone number. Now you are building a list. The money is in the list.

2. Find a deal

There are a ton of ways to find deals. In my opinion, sending direct mail to preforeclosure and other public records lists is an overpriced method.

Yes! You are still looking for motivated sellers with distressed properties. These people do not decide who to sell or give this distressed properties unless they Google for more information.

Here is my question for you. Can these people find you online when they Google more information on how to sell fast? If the answer is no, then it's time for you to learn a new and simple skill called search engine optimization.

It's the ultimate digital positioning that funnel serious cash into your wholesaling business. 15 suckers in the real estate wholesaling business send them a letter in the mail. They go to Google for more information and bamm!!!

You show up with what they want and set appointments all day long.

3. Negotiate the deal

After setting up an appointment, negotiate a deal in person and over the phone. It's a very simple formula. Find out the after repair value (ARV) of the distressed property. Do a quick estimate of the repairs based on what the property owner tells you. Multiply the ARV by 65%. Subtract the estimated repair cost from the product. That's your offer.

Example: ARV = $100,000, Estimated Cost of Repair = $12,000; Offer = ($100,000 x 65% = $65,000) - $12,000 = $53,000

4. Contract the deal

If the property owner is truly motivated, they will accept your offer. All you then have to do is put the accepted offer in writing. Get a simple sales contract from your local real estate investments club and get it signed. If they insist on an earnest deposit, don't give more than $10; yes $10.

5. Flip to a buyer

Now that you own an equitable interest in the property, you can pass it along to one of the hungry buyers on your buyers' list. Outside of the restrictions of mortgage loan, it doesn't matter if you a flipping to a cash buyer or not.

You picked up the equitable interest in the property at $53,000. Flip it at $68,000 to one of the buyers on your list. That brings you a profit of $15,000 from an investment of at most $10 and a few hours of work.

6. Build a team

Once you do this for about 3 or 5 deals, build and teach a team what you doing. You can even charge a fee for a home study course on this. It's called leverage and additional income for you business. Some of your students end up becoming part of your team.

If you setup your business this way, you will totally dominate your market place. When people get stuck with deals which they will, they will run to you to partners with you. That's additional income for being a leader in the market place.

7. Build a system

If you are going to build a team, create a system that your team members can follow and duplicate your results. it just makes sense. Once you find yourself repeating yourself from time to time, record a video. Create a checklist. It's called leverage again.

1. Research and find out what your target market wants.

You need to find out who your ideal prospect is. In addition to that, identify their deepest needs and the language that express it in. Think about; if you are not listening to your market, you can't serve efficiently. There will be a disconnect or worse, you will end up chasing them and being needy.

Your best prospects in a home based business are 1 of 2 types. The first type is someone actively searching for a home based business and the second type is someone struggling to building a home based business.

2. Create consistent and valuable content that your target market want

After identify the deepest pain of your ideal prospect, arrange them into questions and problems. Then start creating pieces of online content (videos and articles) that address these issues, answer their question and solve their problems. Publish and distribute them for free online. You create these things once and they keep bringing money in for a life time.

3. Capture the attention of your target audience

Attention span is at all time low in the digital age because of abundance of information. Therefore at the end of every piece of content, offer a higher premium information in exchange for prospects contact information.

This is how to capture their attention for further engagement in your sales funnel. A profitable percentage of the viewers will take you up on the offer and your list and audience is now building like a real media company and not just a home based business.

4. Monetize the list and audience you are building from step 3

Well, it's time to manifest the definition of a business. The end goal, I hope, is to create and maximize profits. Chances are you already have product, services and more importantly a business opportunity to offer these prospects.

As soon as, a prospects accept your free offer in exchange for their contact information, they land on a landing thank you page and you have now generated a lead. This page is a prime real estate and you should be offering something below $100 on the page.

This is called front end monetization. The money you make from this page or on the front end is not design to do anything more than help you break even in your marketing cost so far.

5. Follow up with your audience using more consistent and valuable content

In addition to the instant offer to a new lead, you also want to setup an automated system to send out periodical follow up messages. The biggest mistake that people make here is to just send out sales pitch.

This is another opportunity to establish your personal brand as a market lead by leading with value. I recommend a value to pitch ratio of 3:1. The money will come.

6. Offer High Ticket product to your hot prospects

In the back-end of your sales funnel, the people still hanging out with you are really serious individuals. Also, they know your brand and have consumed a ton of the value you dissipated. That's the good news.

There is the saying that "give people what they want and they will ask for more at any price you charge." You need to add a high ticket offer in to the back end of your sales funnel. This is typically a product that pays you a minimum of $1,000 per customer.

This part of your revenue is designed to be pure profit. You can put some of this money and some of it to scale the business to new heights. The product can be a high end coaching or a done for you service that involves time. The time element is a major part of the reason why it's high ticket.

7. Apply leverage using a dream team and an automated business system

Leverage is the name of the game. How do you make money without involving your personal time? How do you make money in your sleep. Here are 2 of those ways. #1 Teach and build a team. #2 leverage technology.

1. Understand the mindset of an average social media user.

I see too many people using social media in marketing their product like they would on traditional media. This is a big mistake. It's kinda like approaching marketing on Television in the 60's like you would on Radio. That's not smart.

How people communicate and respond to information are different from one form of media to the other. Take the time to understand social media from a user stand point before leveraging social media in marketing your offers.

2. Know the ideal prospect to your products and services before attempting to leverage social media in your marketing

It also gives you an edge to understand your ideal prospect and typical lingo or language in your market. You will be able to serve them better. However, in addition to that, the lingo is where you would start your research when it comes to the step in the process.

3. Find the main hangout spot of your ideal prospect on social media

In the previous step, I mentioned understanding the lingo of your ideal prospect and using it in research. Most social media platform, be it Facebook, Instagram, Google+ or YouTube have search query forms.

The form is where you would enter what I refer to as a seed search keyword. These are typically part of the lingo in your target audience community.

For example, if I have a product for real estate wholesalers, I would search with a seed keyword phrase like "motivated sellers" or "cash buyers". These are part of the lingo in that community. Once I start searching, the autosuggestion would typically start suggesting other related terms, information hub, groups and communities where I can take the next step.

4. Eavesdrop on your target audience social media conversations

Take a moment daily for at least your initial 100 days to listen in the groups and communities. Users are on social media for conversations. The greatest businesses in the world are business that listens to the market.

Having an opportunity to hangout like normal users is extremely lucrative. What most people do is hear about a new platform. They come late to the party and then start slapping ads all over the place. That's called spamming. Spamming in loss of money but even worse... time and reputation.

5. Create a dream 100 pieces of search engine optimized content.

Once you listen to the market place, it's to create at least 100 pieces of articles and videos that addresses questions, the questionable and controversies of your target audience.

Personally, content creation is perpetual and not limited to 100 in my business. I recommend the same thing for those who want to dominate super aggressively. The primary goal is to become the market leader in that space.

As a by product of doing it, you will build trust and brand equity. If you create at least 100 that optimized for maximum visibility in the search engines, your target audience will love the content and share it. That's free marketing.

When it's optimized properly, your target audience will find your content while already searching. These are the best quality of prospects for your business because they are already searching. That's also free marketing.

Speaking of free marketing, cost of advertising on social media is in the upward trend. It makes sense because demand for advertising inventory is in the upwards trend. With optimized content, you will get massive traffic and leads organically and that will offset the cost of marketing in your business.

6. Setup ad creatives to convert your social media audience to paying customers.

Here is how to do it. Give away valuables such as downloadable information or coupons in exchange for contact information. Digital marketing best practices is as simple as the 3 C's; Create Capture Convert

In the previous step, I explained how and what to create. Well, it's time to capture the audience by capturing their attention and contact in order to building your list. The bigger your list, the more profitable you will be in your marketing and advertising This formula makes it possible to followup in a cost effective manner.

At this stage in my business, all I do is use paid marketing to retarget, remarket and follow up with my warm audience. Today's social media platform pixel with the help of autoresponder CRMs makes this possible in cost effective ways.

7. Measure response from your social media advertising.

This is the only step where you are allowed to treat social media in marketing like a traditional campaign. When setting up creative ads to capture audience and build your list, track and measure the response level. Just like in any business for profit game, cut the losers and keep the winners.

The restaurant business is a scary thing and if you pay enough attention, most of them shut down very quickly after launch. 1. Franchise or NOT!

Before you launch your restaurant, be sure to understand the pros and cons of the franchise model. For me, the only reason why I'd ever go with a franchise model is all wrapped into one word; Leverage.

Leverage is an essential part of business in the digital age. I would specifically want to leverage brand and marketing so I could focus on cooking the best dishes to serve customers. Operational systems is a plus.

Obviously, this option involves a sizable investment. If you don't have hundreds of thousands of dollars, pay particular attention to the rest of the 7 marketing strategies I share here.

2. Research your market

This is specifically about learning about the history of the restaurants in the local market especially those that have come and go. Restaurants come and go all the time. You need to know the market you want to target, it's size and the competition.

3. Build follower-ship online

I can't stress this enough. You need to have raving fans of your personal brand as a food expert before launching a restaurant. It's part of marketing and it will reduce your marketing cost a great deal. Publish content related to content of food, cooking, recipes and more.

It shouldn't come as a surprise to people when you do decide to launch that you were planning to own restaurant. in fact, your followers should have be bothering you to launch one already.

4. Become the tourist spot

When you create online content such as foodie pictures, memes, cooking videos, commentaries on food and cooking shows for the internet, your audience is now global. There will be people online who follow you and plan to visit when they come to town. Let's face it, you local market are not going to eat out often enough to keep you in business.

5. Document Birthdays & Anniversary

Build a database of name, email, birthdays and anniversary. Send out coupons at about a month or less from this special dates to fill your seats. This events happen all year round for your customers. If you are not showing up on their radar, they'll end up at another restaurant; but may be not. Just your correspondence showing up could be a reason for them to decide to get out to eat.

6. Google maps, local listings and yelp

Make sure you are listed in every local business listings especially if it is free. Take advantage of everywhere you can generate traffic and leads to your restaurant for free. Lots of older folks still go through traditional local listings. Get enlisted on Google maps, and yelp. You can buy a fiverr.com gig to get that done these days.

7. On-site Incentivized Reviews

Once people start visiting you restaurant, use the visits as a strategy to kill 2 birds with 1 stone. Buy 2 or 3 ipads and have them log in to Google and give you a rating and review in exchange for an extra plate of dessert. Ratings and reviews are a great way to outshine your competition in online visibility. (i.) Get on their good side with extra dessert and (ii) Get rating and reviews while the feeling it hot.

8. Incentivized Referral - Make people refer others by offering coupons

9. Active and dynamic online presence - Make online content creation a active, perpetual and on-going part of your operation. It can be as simple as a weekly vlog of showcasing your in-store operation.

10. Make WiFi available to guests - The longer butts are in your seats at any point in time, the more restaurant will bring in. You want your restaurant to be a hangout spot unless there is a line outside which is the ultimate goal anyway.

11. Multiple Streams of Income - Don't get attached to your specialty menu. Attachments are great way to be out of business prematurely. Have other generic food and meal available on your menu for safe eater.

Sell other things in a nice arranged way in your aisle ways of the restaurant. Make your restaurant all-inclusive spot in a tasteful way. Each additional penny can make the difference between long term success or not.

12. Identify your PPP & CCC in a written form and in your plan. PPP stands for people, product and process. CCC stands for create, capture and convert. Avoiding this step is a deadly thing to do.

While everyone else is out here complaining about recession and a bad economy, a few selected ones are capitalizing on a new wave. They are becoming search engine optimizer; some on YouTube and others on Google.

First of, what is Search engine optimization or SEO for short?

When you have a question, where do you go? It used to be who do go to? But these days, the question is 'where' do you go? We all go to Google or YouTube to get our question answered and to potentially get our problems solves.

We go to this platforms to ask a simple question in the form of what we referred to as a "keyword search phrase." Then it is processed within a matter of seconds and it produces results that will potentially answer our question and/or solve our problems.

Google and YouTube in this scenario are referred to as the search engines. There are lots of search engines on the internet but Google controls 70%+ of that and processes 100 billion searches every month.

Most new and existing business know enough to have a website in this digital age. However, many of this websites are like ghost land. No one visits the website. In other words, the websites are serving no purpose in that particular business. Whereas tons of traffic, leads and prospects are search as we speak on the search engines such as Google and YouTube.

Hence... the need for search engine optimization services from professional optimizers.

Remember my definition... A professional expert who helps businesses and companies optimize their website for high ranking in the search engines using search engine optimization best practices or SEO for short is referred to as a search engine optimizer.

When a piece of content is published online on a website, Google and other search engines will index (a.k.a list it) in their database. Then based on content relevance to user's keyword search phrase, website authority and popularity, Google will rank the content as high as possible.

It's true but I've got news for you.  An average person that joins the real estate wholesaling will never close one deal.  Everyone of them are going to go after the same old direct mailing strategy, lose money and call it quits eventually.

What is wholesale real estate?

It's a business model that involves finding motivated sellers and/or distresses properties, buying them at 50 - 60 cents on the dollar minus repair cost and then selling them to cash investors at 70 - 75 cents on the dollar minus repair cost for quick profits.  It can be very lucrative.

The challenge is in the cost of finding wholesale homes.  Let me explain...

No matter what type of business you are in, you are a marketer.  Just like  I mentioned in the my definition of wholesale real estate, the first step and the most profitable activity in the business is "finding motivated sellers and/or distresses properties".  That's essentially, marketing.  Well, that's also where most people fail with the business.

Also, most gurus that are teaching "how to start wholesaling real estate" got started in the dinosaur age.  They are not necessarily family with marketing in the digital age.  At least, they are not in touch with reality for a newbie.  

They can teach you "wholesaling real estate step by step" except the marketing part.  They teach most people direct mailing as a marketing strategy.  The problem with that is that direct mailing is one of the over priced marketing strategy of the digital age.  

The gurus may be able to afford (temporarily in my opinion but newbie end up competing against each other, get low response and then lose money.  The other day, I was at a local real estate wholesaling meetup and I cringed and listening local champions spit out fake response rates from their old school direct mailing marketing strategy.

I've personally closed over 40 deals wholesaling houses...

More importantly, I've seen the ups and downs of the business.  I also know that the number 1 reason why people fail in wholesaling houses is to know all the theoretical and legal aspect, wholesaling real estate contracts, and other crap but fail to master modern marketing.  

There are tons of wholesaling real estate books such as "wholesaling houses for dummies" in the book shop but I've noticed that most of them spend the least amount of time on marketing ... at best on "old school marketing strategies."

Do you need a license to wholesale real estate?

The answer is no but on one condition.  If you decide to become a wholesaler, be mindful that you will need to stand out and dominate.  The only way to do that is to become a modern master marketer.  Be the master in finding motivated sellers and/or distresses properties at the cheapest cost possible. No license is required for that.

In this post, I answer a question on marketing for authors. 

QUESTION - "I've been marketing my book for 1 year and I am getting frustrated.  I use the services of a self publishing company.  Can you please share some tips on how promote a book, may be using the internet?"

I answered in the video with the story of my Father and his self published book.  I think you can relate if you are already published or you plan on doing so.

There are many fake book marketing services out on the internet.  If you are not careful, you will lose money on old school book marketing strategies.

The real book promotion services, believe it or not, are not on the internet trying to prey on aspiring authors.  It's the old saying, "Give someone a fish and may be you can feed them for one day.  Teach someone how to fish and you will feed them for a lifetime."

The first thing I need to tell you is that marketing your book should not start when you start when you finish writing your book, not when you start writing book ... but way before all that.

In fact, you should start publishing way before the actual book for multiple reasons.  The biggest of the reasons is that there has to be a story behind the writing and beyond even the content of the book.

How to Promote a Book on Facebook

So most people would finish publishing a book on amazon and then spam post the image with a plead for people to buy.  Most people that sees this post would have had no idea that you are an expert on the topic.  Well, expect the sounds of crickets on your sales page.

The right way to promote a book on Facebook starts way before the release of the book.  You would have been dishing out free content on the topic for a while.

You would have gained a decent amount of follower-ship on Facebook and the social media; if in fact, your topic of choice is profitable.

How to Promote a Book for Free

Well, posting on Facebook and any social is fundamentally free... that's especially true if you lead with free, valuable and consistent content.  It's also a great way to make sure you are not wasting time writing a book on topic that people don't care for and will buy.  

If your idea for a book works, it's the same followers that will line up to buy your book once you release it.  So to sell your book, you must followers and your followers need to be sold on you as an expert on the topic and a brand.

The same rules go for ebook marketing.  In all honesty, there's not much difference between marketing and promoting a paper book, hardcover, audio book or digital e-book.  When people buy them, they are buying "you".

The market is always right.  So allow the market to help you refine your topic idea to profits and sustainable profits.  If I were you, I build my follower-ship and go as far as letting the audience determine the title of the book of me.

What it does is make them a part of the story on how the book came to life.  If you do that, your hardcore fans will want to see the finished product.  In this digital age, most people wants the story that led to the glory.  In fact, there is no such thing as glory without a story. 

How to Market my Self Published Book

Here is the truth.  If you are NOT self sufficient in both your skills as an expert in your topic and building your followers, no big time publishers will publish you.

In essence, there is no real difference between what you need either as self published or not.

This is a fantastic question.  But I have to tackle it by reverse engineering our end goal as always.  Too many are start blogs and blogs without having this question early enough.

The ultimate goal of a blog should be revenue sales and selling.  If you don’t plan according to this ultimate goal, you will waste energy and will quit sooner or later.

In other to generate sales and revenue, money has to come from other humans beings.  Therefore you need traffic to come to your blob.  Clearly, this person asking this question is aware of that.

The first and most important step in increasing website traffic to a blog is planning.

  • Who are you targeting with the information you a blogging about?
  • What are they searching for in searching engines such as Google?

Once you determine this information, cater and optimize your post to them.  Search engine robots has to deem your content relevant to your ideal prospect when they reach on Google.

It’s called planning.  If you don’t plan, you plan to fail.  Most people who have websites just dump information on it without a strategy.

Google, YouTube and other search engines are just media platforms.  They will send you all those free website traffic trolling them if you produce optimized and relevant content.

Wanna know how to increase website traffic fast?

Well, I don’t teach fast unless sustainability is considered.  If you drive cold traffic to your website by paying $10,000 per month and you are generating $12,000 per month in revenue, all you need is a mentor of something breaking in that cycle to go broke.

Now that’s a slow way of getting traffic fast.  Now lets talk about getting quality traffic sustainable-y and for free. When you focus on planning by researching what your ideal prospect wants and type in the search engines, you will build fast and win.

On this post, we’ll talking about how to whole houses with no money.  I received a question about this topic and I want to answers it.  Here is the question…

“How do you get it under contract with out buying the house don't I need money to get it under contract?”

First of, let’s review What is a wholesale house? 

It’s a house available to be acquired at less than it’s fair market value.  The idea of “fair” goes out the window when  there is distress.  Fair would be to get rid of the distress at any cost.

To wholesale a house means to secure an equitable interest in the house at a price lower than the after repair value of the house minus the cost of repair.

It’s a profitable real estate investing strategy and anyone can start this business model even with no money to buy the house.

The value in the transaction is not in the actual money that exchange hands.  Anyway, it’s all electronic wiring.  But beyond that…

The actual value is in helping a distress owner get rid of a distressed property.  So why would the owner of a house allow you to buy their house for less than market value with no physical cash in hand, then turn around and sell it for a higher price.

It’s simple.  It’s because #1 - they are highly motivated to get rid of the property because of their personal life events.  

Sometimes, a home owner simply don’t have the time to be fixing or staging a house for retail market.  May be they have a bigger fish to fry in other areas of their lives.

So to answer the question, a motivated seller is willing sign a contract just for the hopes of getting rid of a particular pain attached to owning the house.

As a wholesaler, all you should ever offer in earnest deposit if they insist is $10.  If they want more, they are not motivated.

What if you don’t find a cash buyer quick while wholesaling a house?

There are 2 possible reasons for that.  

1. You are offering too much for the house as wholesaler.

2. You are not marketing the house to the right group of cash buyers  There are 2 types of cash buyers; the ones that have cash in the bank and those that don’t.

So… it all comes down to motivation.  Identify the actual motivation and use it as a reminder when you run into trouble or hiccups.  If that doesn’t work, your seller is not motivated.

If someone is in pre-foreclosures and actually pick up the phone to call, it’s a nice teaser.  It’s now your responsibility to identify the motivation and position your solution as a private investor to replace their pain.

How to Wholesale a House STEP by STEP

STEP 1 - Market to distressed owners

STEP 2 - Visit the property and make an offer that’s 65% of the after repair value minus the cost of repair.

STEP 3 - Get the contract signed

STEP 4 - Send a private message to your real cash buyers

STEP 5 - Create a legal partnership between you and cash buyer based on local attorney in your state’s advice that allows you to buy and profit immediately.

STEP 6 - Close the deal

STEP 7 - Congratulate the parties involved because that was a win-win-win.

How to use YouTube for marketing your business

Well as you probably know if you follow me, there are 3 P’s in any business.  People, product and process.  In this video, you’ll see my friend, Luke.  His company is “wat a jerk” which is a food business.

I spent some time digging into how to identify his product, the people he should be targeting and how to use YouTube to create a marketing process for connect his product to the people.

Attention follows the money.  We talked about how attention is leaving the traditional tv sets and terrestrial radio for platforms such as YouTube, Hulu, Netflix.  Content on these platforms are consumed on smartphones.

So YouTube marketing strategy is one of the best today because a lot of attention has migrated to the medium.  

Luke told me in this video that he consumes lots of video on YouTube.  It’s time for him to become a producer of content for YouTube.  

How?  He is in the food seasoning business, how does this relate?  I shared that details with him in the video.  The best part is that these YouTube marketing tips can be applied to any business.

How to use YouTube for content marketing

I guess you are now aware that you need to create content.  Luke create jerk chicken seasonings and recipes.  His content would involve him demonstrating cooking with the product on a video.

The video needs to educational and entertaining.  More importantly, he needs to create content around this concept consistently.  His fear… “on the same topic?”  YES… exactly….

OK... let's talk about how to market an idea.  In fact, i going to reveal in today's lesson free and cheap marketing ideas to build a million dollar business.  That all depends on your views tho.

There are 7 steps I want to reveal to you here.  They are kinda like rules to operate in a real world.  In the real world, new ideas rule the world.  

Step 1 - Use the internet.  In fact, the right word is 'leverage'.  Leverage the internet.  In the internet is the core of human existence in this digital age.  Market your idea on the internet.

Step 2 - Know that most ideas will never turn to profits.  Know that these odds are against you especially if you don't know and take the next 5 steps.

Step 3 - Avoid being emotionally attached to your idea.  Allow it to evolve.  Your idea 'as is' may not be the actual destination.  Be open to the fact that it's ok to adapt you idea towards profits.

Step 4 - Market opinion is all that matters.  If the market says your idea is stupid.  Soak the opinion in and leverage it to refining it into what the market wants.  If you fight the market, your new idea will disappear for life.

BIG companies have to do the same.  Companies that buy ideas stay in business for a long time.  Humans are your customers and since they are always involving  especially in where their attention is and how they respond to information, you must be open... open PERIOD.

Without new ideas for inventions, the very meaning of technology would not exist. 

Step 5 - Research search keywords.  As related to your new idea, what are ideal prospects typing into online search engines.  If you research what these phrases are, you will win before getting started.

Most people with ideas will not do it.  That's a major reason why most ideas are dead before execution.  There is no such thing as a new product marketing plan without research.  You should not be creating a product without research on the idea first.

How to market an idea for free

Step 6 - Create content related to your idea.  Here are 2 quick litmus tests for your idea:

1. Are there questions related to your idea being searched on Google today?  You can check on Google keyword planner.  It's a free tool.  Just Google it.

2. Will idea solve an existing problem of people?  If you can't answer this question or don't know the answer or the answer is no, your idea is a bad idea.

So, you want to create online content like articles, video, audio that answers these existing questions of your market or solve existing problems of your ideal prospects who will be benefiting from your idea; at least potentially.

Here is another thing...

If an invention marketing companies approaches you for your idea and they don't suggest content marketing, it's because of 1 of 2 reasons...

1.  Your idea is so good and they want to patent and steal it from you or....

2.  They are not a real digital age marketing company.  At least, they do not know what they are doing.

Either way, I'd run...  The best way to bring your idea to the market is consistent, valuable and free content marketing.  

Same rules goes on how to market an app idea.  This is the one thing that will make your new app idea stand out.

Content creation is simply the process of Investing (I) time and possible money in Learning (L) the area of expertise related to your idea, Doing (D) which is actual practicing when you can, and Teaching (T) in online articles, videos and audios.  I.L.D.T

Step 7 - Allow teaching which is content creation and market response to help you refine your idea.

In this edition, I want to reveal my simple secrets on how to SEO a website yourself.  What is SEO?  It stands for search engine optimization.

SEO is the act of making your online content and/or properties visible to search engines such  Google, Yahoo, Bing, YouTube and about 100+ others and making the content relevant to other searchers.

So in the digital age, when you and I have a question or a problem, our first go to is Google or YouTube.  We type in a seed keyword or phrase and the search produces results.  Then you become a visitor to one of the websites in the results.

The higher a web page shows in the search results, the more traffic it will receive all for free and the more customers that business can get potentially.  So the ultimate goal of SEO or search engine optimization is to rank high in the search engine results.

Launching a profitable website is not as simple as a fancy and pretty website design.  The website needs to attract visitors and that can be done by paying for advertising or creating content that attract organic traffic from the search engines.

There are a few SEO website checker but the best one is webmaster which is created by Google, the God father of all search engines.  Google processes about 70% of all search engine market shares.

How to do Search Engine Optimization

Typically the search engines are looking for 2 things:

1. Quality of the content
2. References or Links to the content

There are about 200 other factors that Google looks at in order to determine the relevance of your content to a search term or phrase and how high it should rank in the search engine results.

How to Optimize your Website for Search Engines

After creating a piece of content, you need to make it friendly to both humans as well as the search engine robots.  The same process is pretty much the same.

When humans enjoy your content, they stay on it longer.  If it were a YouTube video, they'd watch it much longer.  If it were an article, they hangout much longer on the web page.  So the average length of time a visitor hangs out on your page is the only way for the robots to know the quality of your content.

How do I Add SEO keywords to a website?

The simplest way to determine your website SEO score is the presence of your targeted search keyword phrase in the tags of the content.  There are typically 3 main tags associated with every online content.

1. Title Tag

2. Description Tag

3. Keyword Tags

Every time you create a piece of content, audio, video or text article, you must  be targeting a search term.  What term is your target audience searching for on the search engines?

Questions: In real estate wholesaling, what happens if you don't find a cash buyer within the time the contract is up, or if you don't find a buyer at all?

This is a good question that most hoodoos would avoid of course.  But it’s a valid questions that will become a challenge in wholesaling real estate for beginners.

Before I answer the questions, I probably should summarize wholesaling real estate step by step into a quick one sentence.  First of, the main purpose is to make money.

How does real estate wholesaling work?  It’s all about buying real estate low and selling high for profit. These profit can range from $2,000 to $150,000.  My highest to date is $82,000 profit from one deal.  

As a wholesaler, your job is to find distressed and motivated sellers and give them an offer on their property.  The offer should solve their distressed situation but al simultaneously create equitable interest for you in the deal; win win.

Once an offer is accepted, then you have then sign a contract to sell you the home at a determined price that is at least 35% below the after repair value of the property minus the cost of repair.

Once the contract is signed, from a traditional methods standpoint, you can turn around and find a cash buyer and sell the contract for a fee to the cash buyer or investor.  You can legally do whatever you want with the contract.

Please consult a local attorney in your state on the details as I can’t give legal advices. Hence the question from one of our viewers.

… “what happens if you don't find a cash buyer within the time the contract is up, or if you don't find a buyer at all?”  This is in fact a common problem.

There are lots of newbies running around putting properties under contract without the ability to execute fully on it.  While I respect the surge in desire for people to become entrepreneurs, I’d be careful because not knowing what you are doing can cost sellers a lot of heartache and pain.

There are many books, courses and seminars on how to start wholesaling real estate that teaches people to do this.  In fact, I bought my first course back in early 2005.  It spent $3,000 on it.

The whole game is about marketing skills.  Finding motivated sellers answereth all in this game.  If your prospect is not motivated enough, you will run into struggles and challenges.  That’s it.
