The first thing is to make sure you are FOCUSed on activities that create sales and revenue back to back.

It's the one single thing that you keep you out of trouble with Uncle Sam and his disciples.

50%

Any money I make in business after learning a few lessons is not to be used until I set 50% of it on the side.

It doesn't necessarily mean its going to taxes; it's just my second way of staying out of trouble with Uncle Sam.

Yes there are things like 1031 exchange for deferred taxes.

However, it's not applicable when flipping the same house within the same year.

1. Investing in Yourself

There is one 'M' before the next 2 'M's. It's mindset. You have to invest time and possibly money into on-going and perpetual personal self development to win in the house flipping game.

2. Invest in Mentorship

Do you notice that I said "invest in mentorship" and not "find a mentor". The mistake that most people make when seeking a mentor is approaching a prospective mentor without a plan to add value.

As usual, you can invest time and possibly money into your mentors life. It can be as simple as finding a missing piece in their business and filling it.

So, that means it may take you having to observe their business closely, watching their videos, reading every article they release and if possible buying everything they have to offer the marketer. That will sure catch the right mentors attention.

3. Invest in Marketing

Money comes from people. Therefore if you don't invest time and money in marketing mastery, it's additional value that you could be bringing to the market place.

For me, it's the easiest way for me to enter and dominate a market. I am a never ending student of marketing and marketing addict.

4. Invest in List Building

Marketing can be very costly. Therefore every dollar you spend into marketing must be designed to go as far as possible.

The only way to do that is to market with one and one objective only; list building and to build your tribe. Once you build a tribe and a loyal subscribers list, you can then market new opportunities to them for free.

Your following and the relationship with them is the #1 true asset that you own in the business.

In house flipping, I share with you how to have instant access to a list of sellers. But you also need to build a list of potential buyers. I talk more about this in the video.

In order to find and identify deals, you need to know what a deal is.

However if you do not know the rule of the house flipping for profits game, the exception to the rules will be irrelevant to you.

L - Lock

U - Under

C - Contract

After, you've found and identified a deal, you need to lock it under a contract which serves as your right to purchase the house at a predetermined price.

You can then turn around and sell the rights (equitable interest) to investors who would happily pay your fees for finding and identifying the deal PLUS the cost of acquiring the house.

In this episode, I break down flipping houses for dummies. No one is a dummy but if there was, they'd understand flipping houses because it is explained at a 5th grader level.

Imagine a guy called 'A' who wants to buy a house at 70-75% of its after repair value (ARV) minus the cot of repair so he can repair the house, list it on the market and sell at 100% value for 25% profit.

That's one side to flipping houses.

Now imagine another person and let's call him 'B'.

He owns a property that he needs to get rid of; a motivated seller.

He doesn't need to sell it because then, he would have time to sell at top dollars.

The property has become a liability for person 'B' and he/she needs to offload it off their books.

They don't care about walking with any money but would like all liens satisfied during transfer of the deed.

Here is a couple of reasons why a motivated seller exists:

* Preforeclosure

* Divorce

* Probate/Unwanted Inheritance

* Move out-of state.

* Out of state landlord

* Vacant home

* and many more...

In the flipping house business, you could either be the rehabber or the person to find and identify good deals to wholesale to the rehabber.

It's a very lucrative business model. I was the wholesaler and have done it more than 40 times and I did rehab houses twice.

I averaged a net profit of $25,000 - $30,000 per deal and the highest I have made from a wholesale deal is $82,000

I, too, struggled with trying to figure out what is real estate flipping role in the whole ecosystem and sales cycle.

If you also like that, you will probably struggle with creating result and success in real estate flipping.

Your confidence is a direct result of understanding that real estate flipping a valuable business model in the whole sales cycle.

Many a times, you will see people who have fear tell you that the business is scam or it's illegal.

The only thing that is illegal in real estate is cheating, stealing and lying. I absolutely despise those 3 activities and you too should.

The only requirement while doing business either as an errand boy or an experienced broker in real estate is full disclosure of your intentions and your goals.

The role of real estate flipping is essentially responsible for recycling run down properties, making them pretty and putting them back on the market for new immigration into the city.

The city loves it and the economy of the city depends on it.

A broker who has a problem with regular individuals who want to find and identify good deals is probably not adding any value to the city.

They are just all about their commissions and that's all they want to defend.

If you want to succeed with real estate flipping, it's very important for you to identify the value you get to bring and always remind yourself of it.

It allows you to talk to prospects with authority that commands a big business over time.

Want to learn how to start flipping houses? This edition will enlighten you on not just how to start, but also on what it takes to rise in to the top 3% success stories in the game of flipping houses.

There are 2 types of business model in flipping houses.

1. Real Estate Wholesaling

2. Real Estate Fix and Flips

They go hand in hand together to create the ecosystem of the real estate investing business.

For this lesson, I want to focus on the real estate wholesaling model because it is typically how most people started in the business.

As a real estate wholesaler, your job is to find and identify deals for the investors who do the fix and flips.

NO CASH and NO CREDIT in flipping houses starting with this strategy.

What do we consider a deal as real estate wholesaler?

An offer that was accepted at 65% of the After Repair Value (ARV) of the property MINUS the estimated cost of repair is considered a deal.

All you have to do is put it under contract; by doing so, you've acquired an equitable interest or rights that you can assign or FLIP to a fix and flip investor or end buyer for a fee.

For example, if a property is worth $100,000 after repair and it would cost $12,000 to repair, you maximum allowable offer (MAO) on the property is [($100,000 x 65%) - $12,000] = $53,000.

Have the motivated seller sign a purchase contract agreeing to sell you the home at $53,000, then sell the rights to this contract for $10,000 to an end buyer.

An end buyer then pay $63,000 for a $100,000 home, spend $12,000 on repair making cost a total $75,000. They can potentially sell at $100,000 minus closing cost.

Flipping houses is an all round profitable business model that benefits all parties including the motivated seller.

Here is what to look for when flipping a house; look for motivated sellers.

Flipping a house basically starts with putting houses under contracts at 65% of its after repair value minus estimated cost of repair.

By doing so, you will acquire a right to purchase the property at the maximum allowable offer of 65% MINUS repair cost estimate.

The right is called equitable interest.

You can then sell the right at 75% of its after repair value minus estimated cost of repair.

The 10% spread between the 65% and 75% of the after repair value is what you should look for in fees for securing these types of deals for real estate investors.

For a $100,000 home, expect $10,000

For a $200,000 home, expect $20,000

For a $300,000 home, expect $30,000

For a $400,000 home, expect $40,000

For a $500,000 home, expect $50,000

That's just what to look for.

It may be more or less.

The highest I've made on one deal is $82,000 from a $400,000.

It's because I put it under contract at much lower amount than the 65%.

I've also made just $5,000 from a $300,000 home... point is it may be more or less.

It's your responsibility to use comparable (comps) to determine the after repair value of the property and to estimate the cost of repair.

Why would anyone want to sell you this properties at 65% and lower?

1. The property is distressed

2. The property ownership is distressed

3. All of the above and motivation to get rid of the property.

However the first step to flipping a house is to find these deals. This is one of the most effective and cost effective strategy.

Cold calling and prospecting distressed home owners that are listed in public records such as preforeclosures, probates, tax defaults and more.

First of all, let's cover some of the things covered in the video as we prospect on on to the next level.

Cold Calling vs Direct Mailing

The former is more of an aggressive and active marketing while the latter is a passive marketing strategy.

With cold calling, you reach out to publicly published list of prospects experiencing problems that your services can solve.

Preforeclosures is a great example of that and you can see in the video how we reach out to these folks to help unload these properties.

The other option is to invest money as opposed to time in sending them direct mailing asking them to reach out.

That’s passive marketing and it works as well provided there is no ultimatum on your marketing budget.

Consistency is key in hock ever marketing strategy you choose.

Doing it Vs Getting it Done

This has to do with the activities in your business and the 2 choices you have in engaging it.

You can choose to be doing them all by yourself or you can focus on getting it done.

It all depends on how much resources you have available in time and money.

If you have more money than time, then it’s best to leverage automation and team building to get things done.

Then your responsibility would be in monitoring results.

There is one thing I want you to watch out for when it comes to outsourcing these activities and hiring virtual assistants.

Don’t do it prematurely as that can be dangerous for the health of your business overall.

100% of Nothing Vs 30% of Something

This is simply emphasizing the importance of team building in your business.

However, don’t try to build teams a solution to laziness. Instead, use team bustling as a leverage to creating larger and better results.

Knowledge Vs Execution

Execution wins this all day simply because you also learn and gain more knowledge as you execute in your business.

There are way too many people who know too much and execute almost never on what they know.

I saw a comment on one of Dave Ramsey Show where a guy quoted him to be advising folks to make sure they have $100,000 in disposable cash in order to get into flipping houses and to be ready to lose all of it.

This is not true. It's another half truth half lie.

A lot of regular people who have become very successful in the flipping houses were attracted at a very low financial stand point.

In fact, lots of people make a lot of money, go broke and build another business successfully from flipping houses.

In this context, cash is not king.

Your ability to bring problem solving value to the market is king.

Flipping houses is fundamentally about buying low and selling high.

But due to the fact that real estate are purchased with time lapsing negotiations, it leaves room for opportunity to secure good deals without tying cash down and flipping the equitable in the subject property to investors while making money within the spread.

NO CASH is needed for that process.

What you need is a desire to solve problems and a desire to build a strong business around problem solving.

The good news about all that is that there is zero risk involved in flipping houses as a wholesaler.

The main skill you should focus on is marketing.

You need to learn how to use marketing to attract motivated sellers. You also need to learn how to attract end buyers into a private subscriber base free membership.

With the even playground field available today on the internet, you can build a community that wants good deals and you can build a system that attracts motivated sellers into your funnel.

There is no such thing as a saturated market.

If you've ever done wholesaling real estate business before and claim that the market is saturated, you are just a wussy who quit on self.

The creme always rise to the top.

If you are doing it the right way, all you have to do is beat everyone else at consistency.

Consistency is hard as hell.

I'd agree with you that it's a lot more easier to complain about saturation that it is to make money in wholesaling real estate though. That's make complete sense.

But you can still make even up to $150,000 from one deal if you plug into a system that positions you for consistency.

That's the key.

There are tons of houses out there.

Sean Terry and the other gurus cannot buy them all.

Don't be intimidated about that and don't be a hater.

No matter what market you find yourself, always remember that the top 3% is still the top 3% because they refuse to accept the saturation excuses.

I get that question all the time; “can you buy a house for $1?” The answer is [YES + BUT]. This edition is about the ‘but’.

Even better; I use an example of a scenario where you actually get the house for free.

In order to help me drive this point home, Case Neistat will make a quick appearance from his video “Buy This Haunted Mansion for $1”. Here is what he said and I quote…

“I think the city owns it now and honestly, I’m pretty sure that you can buy it for like a dollar $1 if you are willing to put the millions and millions into it to make it nice.” ~ Casey Neistat

This is how you know that there is nothing to it when a city such as Newark, Baltimore and other big cities are selling real estate properties for $1.

They do it all the time.

But obviously, there is a catch. The catch is not cheap either.

When you add the cost of lack of experience to the fact that your liability even when you get the house for free is at least $1,000 top $1,300 in Newark, you may end with a property with equity under water.

Anytime I get that question $1 homes for sale, I can quickly tell that the person is thinking of the opportunity as a grant.

It is not a grant. It’s the way the city try to put non-performing real estate to work.

If you are not going to approach the opportunity as a business opportunity and not a handout, you are better off staying away.

What does it mean when a house sells for $1?

It can mean the city getting rid of non-performing properties and it’s liabilities in tax, tax defaults and tax delinquencies.

It can also mean a family member simply changing hands with deeds.

Either way, there is a always a catch. The moral of this story is that nothing is free in America and probably in life all together.

$100 dollar homes and not free tickets into building wealth. The secret to wealth continues to involve, selling products and investing in real estate and business opportunity.

When it comes to selling, the best way to do it in the futuristic and digital age is by first learning how to attract customer, high paying clients and quality business partners online.

In a real estate wholesale deal, a wholesale assignment contract is a tool used to ensure that the deal finder gets paid.

What is a wholesale assignment contract?

Finding and creating real estate wholesale deals is an awesome way to make $20,000 - $40,000 every month.

In order to do that, a person who is essentially a marketer would:

1. Find motivated sellers from lead sources such as unwanted inheritances, pre-foreclosures, tax defaults, expired mls listings, for sale by owners etc

2. Put a house with an accepted offer under an assignable contract with a purchase price = 65% of the after repair value minus repair estimate.

3. Then assigns the contract to a end buy who now pays a fee for finding the deal.

This contract and its content varies from state to state. Therefore the best place to find the appropriate one is at your local rein (real estate investing association)

Gurus and coaches may have generic version embedded inside their course.

But it’s better to find the one use consistently by asking active real estate investors and wholesalers in your local market.

That can also mean that you have to offer to work with or for existing investors for free.

The bottom line is that a good relationship can become handy here.

Even as you build relationships by bringing value to them, you can download or send the PDF version of the whole assignment contract to yourself by email from the investors computer.

It’s not stealing… It’s friendship.

In my opinion, finding a wholesale assignment contract is the least of your problems.

Your focus should be in finding deals, finding motivated sellers, finding and building a list of end buyer.

First of all, what is a backlink?

Here is a definition I grabbed from the first page of Google…

A backlink is an incoming hyperlink from one web page to another website.

The more backlinks you have pointing back to your webpage or site, the more popular it will be.

Do you know those blue clickable words that you see when browsing the internet? EXACTLY.

Those are called links simply because they link one page to the other.

When you click on them, it directs you to another webpage or website. That’s for you as a human web user.

Obviously, that link poses as an exposure for the webpage that you were directed to.
