True motivation comes through leading by example. Do what I do; not what I say.

When you keep doing exactly what you want your front line team members to do like marketing, prospecting, recruiting and producing, those who are meant to be motivated will automatically get motivated.

You superstar real estate wholesalers will get motivated simply from watching your production.

Those who do not belong there will be spat out in order to reserve and preserve energy and resources for those that will multiply them in your organization.

In traditional network marketing, this is called staying the phase 1. The opposite of phase 1 is management mode.

At some point, it will not make sense for you to be in phase 1 from a productivity stand point. Until then stay in phase 1.

QUESTION - “Hello coach. So about one year ago, I caught that team building bug and I got my friends involved.

The problem is that I ended up getting burnt out just from trying to get them to do their daily reach outs. Eventually, they dropped off one after the other slowly.

I stopped calling them. These were my close friend who pretended to be interested in making money.

I was on my 3rd deal when I started building the team. Unfortunately, it also seems like business slowed down for me too so I couldn’t brag about closed deals too.

People with degree more than a thermometer tend to be uncoachable. I used to be one of them.

I have a Bachelor of Science in Computer Engineering and Masters of Science in Engineering Management.

I don’t really regret things in the past but I really wish I did not waste those 6 years on these pieces of card boards.

However, the least that you want from individuals you want on your team are people with hunger for more education and determination for inevitable success.

At the end of the day, it is not about education or talent. It is about work ethics.

People that can follow simple instruction and see a process all the way to the end and work hard at getting better and being the best at it… will always succeed.

Question - “I feel so ashamed to even be writing this to you. After spending 9 years in college and finally acquiring a PhD, I finally got it.

9-5 ain’t going to do it. I am struggling to not consider all that time in school a complete waste of time and regret. I think I have an idea what your opinion on that is.

But anyway.

I decided to learn house flipping and real estate investing after watching a late night informercial. I went to the seminar, bought all the material… I spent over $700 and it came with a 2 days workshop bonus.

I had not being as excited as I was finally doing something for me. But 3 months down the line… I feed dumb AF.

I hear stories all the time of high school drop outs making a killing in this. Why won’t a whole PhD holder such as my self figure this out? It makes no sense.

Create a user guide and/or a system that does the motivation work for you. Plug your team in on it.

If they are supposed to be in your team, your user guide and system will wake them up to the reality of your team being a REAL business.

It will motivate them.

You do not have time for babysitting henceforth. When you know better that you can use books and systems to motivate your team while you are not there physically, your time becomes worth more than money itself all of a sudden.

It’s called leverage.

QUESTION - “Hey coach, I had to fire the dude that was assisting me so I met with another guy, I knew be might be though because he seems to have some experience with the business. He just kind of lost everything in bankruptcy recently.

But I noticed that it’s hard to schedule time to cover the training I have to go through with him. He also said in a text to not that he can only work 2 days a week.

This is very common in team buildings You always have that person that come inside your team and just whine about everything.

They ask questions about every little thing. Some of these answers can easily be found by “Googling” it. They would rather alt everything and wait to ask you.

See… You are not in the business of motivating. Let’s be clear about that.

Your results and lifestyle may motivate people; sure. But you need to spend your resources, time and money talking to already motivated individuals.

You are not in the business of babysitting; you need to be talking to grown adults and people that act like grown adults.

I am going to tell you the truth right now.

Unfortunately, many people that will join your team will not act like grown adults.

Most will cry and whine about every little thing, every challenges and everything that happens just like in any other profession.

It’s inevitable. It will happen.

The solution goes back to easy entry and easy exit. Don’t get attached.

Question - “I got burnt out Ola. I’ve seen your other videos on the importance of building a dream team in the name of leverage.

I agree but my experience is making me rethink things. Hopefully you can relate and help me with your advice.

I find that delegating creates additional and harder work for me. I chose to start delegating because I wanted to reduce my workload but sadly, I just end up with double job.

Is there a secret or 2 that you can share on delegating and outsourcing without creating more excruciating work for myself. I still need more help so I don’t have the choice of going backwards here."

Duplication is doesn’t exist when it comes to success in flipping real estate. This is something we need to discuss because in the traditional business world, you are going to hear the word duplication all the time.

Recruit 2 and the 2 recruit 2 and so on and so forth, at the end of 12 months; you have 8,000 people in your organization.

You hear things like anyone can do it. You may even here things like everyone can become successful in flipping real estate.

I really wish I could tell you that it works exactly like that but unfortunately, it is NOT even close. Not everyone will make money from flipping real estate. It’s a top 3% activity.

But it is the same as every other profession. Everyone will not succeed in life but the choice is ultimately yours to prequalify for the studs and separate the duds.

Think about it.

I went to school for Engineering. Factually, not everybody that got started in the freshmen year of that program finished with that degree or even any degree at all.

Many students went on to change majors, many people stopped school totally; it is the same thing in life.

It is the same thing in your profession especially when entrepreneurship skills are required.

Question - “I run a nice size operation flipping real estate. However I am struggling to keep up with things.

About 6 months ago, I asked my childhood friend to partner with me to make things easier. Essentially, I split deal profits with him.

To cut a long story short, my friend and I do not talk any more. Some money went missing. I also found out some of his plans to sell my leads to competition.

The saddest part about all these is that I went out of my way to help a friend, created tutorials for his daily activity, even trained him opportunity to make commissions. At the end, he betrayed the trust.

Flipping homes as a one man business will get old at some point. But you can build a home flipping business system by leveraging team building and other people’s resources.

So you need quality people who can even become business partners. Involving random and anybody won’t help. Even most of your loved ones will not qualify.

From my first 2 business launch get together, I enrolled 2 people from 23 who attended as business partners. I was excited. It worked.

Guess what, the first one called me on the 2nd day to inform me of her intentions to quit right away. The 2nd person, cut his losses and just did not want to do what I did which was a proper business launch.

As I said in my other video about “exposure is everything”, you need to pass quite a few people through a prequalifying process in order to find solid 3 - 5 business partners.

Today there is a better way to attract quality people. 1000’s of people are searching online daily how to supplement their income and how to start a business.

Let’s be honest.

Your 24 hours is never going to be enough to build a sustainable business. By the time you work for 8 hours, you will need to rest.

When you build a team of 3 - 5 superstars like you, you will be in a better position and you can leverage their time and possibly their money in not just making money, but building a home flipping business system from it.

You can even make money from 100 hours per day without being personally and physical involved more than necessary. That’s called leveraging other people’s resources.

Question - "Is quitting my 9-5 the only way to succeed in flipping homes? I literally don’t have any time left to market much less close deals.

I joined the business under the impression that I could do it on a part time basis. However I hear a different story on the amount of work and resources needed to make this work.

So I’m starting to wonder if it is possible at all to close any deals when I can’t even find 15 hours in the week to run this. Please advice."

When people are conditioned to seeing a particular object over and over with no particular value added to them, they subconsciously stop seeing it all together.

People acquire that natural thing that they just never see banners from strangers.

It’s a noisy marketplace and you will not stand out when there is no value based relationship involved with your advertising.

The direct mail that you send out to potential motivated seller can end up in that banner blindness box. In fact, it will in most cases. They end up in the garbage.

If they don’t know you personally already, you are only going to be annoying them by sending the typical “call me to help you” type of letters to these folks.

OR WORSE… they don’t even see it at all because of the banner blindness.

Instead of the traditional direct mail, send access to something of value online such as an ebook in exchange for their digital contact information. Use the 3 C’s formula.

When they end up in your tribe because you’ve demonstrated being a person of value to them, simply continue to build the relationship equity until they pick up the phone and call you. This should be happening at scale.

Question - “I send my direct mail every 2 weeks for the past 7 months. I am not very happy with the response so far. I was sold on wholesaling real estate being easier than this.

And to make matters worse, I have not closed one deal. I spent over $15,000 on the training I took plus the events I attended. I really need this to work out.

I mail preforeclosure and expired listings. Can you share a tip or 2 on how I can recoup my investment thus far and start closing deals?

When you pitch a deal in this context, you are essentially hunting.

You are shooting a gun which means by the time you end up catching whatever you are prospecting, they are DEAD.

Let me share with you the difference between fishing and hunting? By the time, you get to your prospect, their spirit and soul are dead because you essentially shot them dead.

When you start spilling your offer, the details and facts over your prospect non-stop, without find out and relating it to what they want already, that is a form of premature ejaculation.

You are going to end up shooting the prospect dead.

It can be the most annoying and unattractive thing when people post unsolicited links on my Facebook wall.

I know there are chances that you feel the same way. Imagine someone coming on my Facebook wall to pitch me on buying his drill machine randomly.

My marketing response rate hasn’t been all that great. In fact, I think it’s below 1%. If you can offer a few tips to improve this, that would be nice.

But anyway, last week a gentle men homeowner called one of my letters. At the end of the call, I was so drained because it was essentially a stressful interview.

He wanted facts. He threatened to hang up if I didn’t give him the facts in 15 seconds. He claimed he is too busy to hang out on the phone.

So I began to tell him what I do and how I could help save his home from foreclosure save his credit. He ended up hanging up the phone on me in a very rude manner.

Honestly, I was scared shitless and I feel like that screwed that whole call up. What do you think? How could I have done save the day here? Thanks.”

“Are you looking to sell your home?” There is absolutely nothing wrong with asking that simple question while prospecting for a real estate wholesaling business.

Afterall, you are seeking to help a motivated seller offload a property right?

But there is one simple problem. A person that you feel the need to ask that question from is not pre-qualified. You can expect to get a negative answer when you haven’t taken the time to target the right audience for your products, services and opportunity and pre-qualify them.

There is someone out there who already wants what you have to offer. It’s your responsibility to create marketing that targets the right market with your message via the right medium.

When I got there, she turned cold turkey on me. She didn’t sign my contract. It felt like she had actually made up her mind to not sign anything.

After trying multiple attempts to get her to sign, she finally took the contract and said she needs a lawyer to see it. I gave her the contract.

Well, she has not picked up the phone since then. What am I doing wrong here? I’d love a few tips to help get to my first closed deal. Thanks.”

I went to school and got masters in Engineering Management. I heard “systems” over and over and over again and I got so Fed UP. I got the point…

I can’t run a business without a system.

You’ve got to have a system in place that helps you to prequalify the prospects that call you through a process that ensures they are truly motivated if you want to put houses under contract for wholesaling often and effortlessly. You are in a sorting game.

We are not in a game where you tell everybody that you can save their home from foreclosure or that you can buy the home no matter what. There is no question that you can help a truly motivated seller. That’s just the reality; but only if they are truly motivated.

When you believe that from the “get go” as a master marketer and prospector, it is easier to know that NOT everybody that comes your way will become a piece of real estate under contract for wholesaling. So if you don’t have a system that help you expose your business somehow to 3-5 prospects daily, you will never build a business.

I said “daily” for a particular reason. If you expose your opportunity to 3 people today and wait a whole whopping week to expose to another 3, your chances of success will be dramatically reduced.

You will get tired with that level of momentum. It’s mediocrity.

“Hope deferred makes the heart sick, but a dream fulfilled is a tree of life. Proverb 13:12”

Think about it this way too. If you go to the gym today and you don’t go for the next 5 days, you are not going to get the kind of results that you are looking for. You will eventually quit also; at least until it’s time for another new year resolution… lol; SAD.

As you market in your real estate wholesaling business, you want excitement in the process. If you lack momentum, you will quit. If your results has no momentum when you are starting off, that’s okay and here is why.

That’s the part of your real estate wholesaling business you cannot control. In your business, you have the input and you have the output. The result is your output.

You can however control your level of input in your business. There are multiple ways that we can categorize input in your business. One of my favorite ways is to categorize it is into time or money input.

You are either investing money or time into your real estate wholesaling business at any point in time. If your results are lacking momentum, turn-it-up on the input end.

You can increase input of money, time, leverage, tools and more. Massive momentum is paramount. With today’s simple to use technology and systems, it’s so easy.

So leveraging systems is as important as daily and consistent exposure. Don’t worry. By the time you finish reading my book 10-15 times, you will be well equipped with the knowledge you need to expose your business leveraging systems for massive momentum even while you are sleeping.

As I said earlier when you lead with free, consistent and valuable information, it positions you as an expert. Your prospects will be excited when you capture their information and then you will get picky and see if they match the quality of motivated sellers and/or clients that you want your business to be serving. It’s your choice.

Not everybody will be qualified to be served by you. Not everybody is going to be ready or hungry enough for success. Not everyone will be able to go through the process that’s necessary to get good results from the solution you would be offering.

Not everyone is a motivated seller and that’s okay. Massive exposure and systems will result in massive momentum as you will be spending your time with motivated sellers only.

QUESTION -“Hi OLA. I’m so glad I stumbled across your videos. I am getting ready to cut my losses. I spend a couple of tens of thousands dollar about 13 months ago on wholesaling real estate 2 days seminar.

I was sold completely on the idea of making $20,000 per deal. I was hoping that this will help me pay off my student loans and create a better lifestyle.

Now I am appreciating the life I have already as this is getting a bit stressful for me. There is a new guru every week when I go to these meet ups trying to sell another program.

Honestly, I’m still in because I’ve closed 2 deals in this time period in partnership with other local wholesalers. I only made $3,000 each.

I can’t live on $6,000 in 13 months, so I am not sure if this is worth it. I need things to move a little faster for moving forward to make sense to me.

FISHING

When it comes to marketing your product, services and offers, you want to be fishing. You are putting valuable information out there first and then you can work with those who respond to it.

When you are fishing, there is a process. It starts with offering the fish some bait on the hook first, then you are to be able to catch them ALIVE.

When you catch them alive, you are now able to see if the fish fits what you are trying to offer which is obviously a HABITAT inside your stomach… LOL.

If they are not good enough, you throw them back into the water alive. At least, you did not kill the fish pointlessly.

In real estate wholesaling, you are seeking 2 different types of prospects.

Let’s use the first type as an example here; motivated sellers. You are seeking motivated seller with a distressed property. What’s the bait here?

What information would a motivated seller with a distressed real estate property be dying to gain access to?

It could be information on how to sell a house fast or information on how to avoid foreclosure or many other information you think this type of person should have.

You need to be the first one in line publishing and offering this information for free. This information include answers to their biggest questions and path to solution of the underlying problem that turned your prospect to a desperate seller.

This published information is the bait that will attract clients who are well educated about a possible path and why you are the right person for them to work with or sell their house to at 50 - 60 cents on the dollar.

QUESTION - “Hi OLA… I launched my business about 10 months ago or so I thought. I haven’t closed my first deal yet and I am getting tired.

I send out about 100 letters every week but the calls I am getting are crappy. These are mostly people that seems to be not serious about selling the house.

I brought this up on another channel and someone answered my comment that I should call back and follow up every week. Honestly, the conversation just get worse. I even got cursed out.

I know that I need leads. Do you have a suggested source of quality leads? I just feel like I am talking to the wrong people. Thanks for your videos.”

Find a way to leverage the machines and tools that we have today for massive exposure and marketing. Some of those tools are actually available for free on the internet today. We can start with your favorite social media platform and its many tools to share a message. Isn’t it free?

So what are you exposing? Your message which should contain the value and solution that your product and service brings to the market place.

In the real world, this will not be just a product and/or the service that you offer. It will also include a verbally or written expressed form of how these products and/or services would enhance your prospects life.

How should you expose this message? Expose value first. Do it exactly like you would when you fish with a bait, line and hook. Lead with value. This is the fundamental basis of attraction marketing.

QUESTION - “Hi OLA. So I drove by my neighborhood and I was able to find 5 properties that looks abandoned. I did some research at my county website but I can’t find much.

I went back to one of them and I spoke to a neighbor. He promised to get me some information from one of the children of the old lady that passed away.

It’s been 2 weeks and I am exhausted at just the part of trying to get a person to talk to. This process is what I learn so far in the part 1 of a real estate wholesaling seminar I just bought into.

QUOTE - From Chapter 4… What is prospecting?

Prospecting is when you actually find out what somebody needs. It is when you find out if a particular person is actually in need of what you are offering—making sure there is a match.

It is “NOT” necessarily when you throw up all over people with your business opportunity or offer. Prospecting is not when start telling people all the information about your business opportunity.

In prospecting, you are actually FISHING. You are actually making sure that someone is a fit for what you are offering. If there is value in your offer, that simply means there is someone in the market place that wants it… NOT NEED—wants it already.

So when you are prospecting, you are simply sorting through the marketplace for people who may be looking for something similar. Your job is to make sure that they are the right fit for what you are offering through your prospecting process.

Way too many people misconstrue prospecting to be equivalent to going on Facebook and posting unsolicited messages on people's’ walls or going to the mall to talk to strangers. Prospecting is a 2 way communication street where all you really have to be is a leader who is leading the conversation.

If all you are doing is being the only talker, what do you think that will make you look like to the prospects? They don’t know you nor have they asked you for a solution in particular. You will simply be a nuisance.

What you need to learn how to do is asking quality questions when your marketing attracts a prospect. Those who ask questions lead the conversation. If your prospect is asking more questions than you, your marketing was done wrongly.

QUESTION - “Hi OLA. I received a lead last week that I got very excited about. I set an appointment immediately and went there the following day.

The problem is that the conversation went completely sideways. It seemed that I got into more trouble the more I tell the couple about what I do and how it can help.

This situation has repeated itself a few times… Please help. Any tips. I used to think I was a pro at prospecting when I was in sales. As a real estate wholesaler, I would think the skills would transfer but this is a struggle. Thanks.”

QUESTION - “Hey OLA. So I am getting really good at securing an appointment and putting houses under contract. I get a house under contract at least once every 2 - 3 weeks now.

I am not equipped properly to buy this houses by myself yet. My credit is not there and I need to load up on cash in the bank. That’s why I’ve chosen to focus on wholesaling houses.

Here is my struggle. I am having a hard time getting serious end cash buyers to pick up these properties. I’ve tried a few methods sold by gurus such as researching the county building for LLC buyers and contacting them.

Most of the cash buyers at my REIA are fake cash buyers. It just seems like they never buy anything. Any advice on lining up buyers for this wholesale properties as I anticipate increase in volume with time?”
