QUESTION ⁉️ “Do you work with probate leads?

I ask because I started on probates maybe a few months ago, and I send out letters to individuals who are listed on the docket stating that they’re heirs on the property.

Well long story short, a heir on a property called me and stated that she was interested in selling, and I informed her that all the heirs would need to be onboard especially the executor.

The executor calls me today, and she and her husband are upset saying that it’s unjust to send that type of information out and that they are not heirs etc. The husband even stated that he’d be taking me to court. I asked him what law has been broken but I never got an answer.

I guess I’m just looking for some feedback on probate leads, and if anyone and you have ever seen any success from them? Also if I could be sued for something like this?

I don’t recommend driving for dollars apps in general. There are many gurus that are recommending DealMachine because they get a kickback commission for doing so.

However, if you believe in driving for dollars apps that much, don’t do the driving. Have others do it for you...build a driving for dollars team.

Don’t just have 4-5 people doing it. Add 4-5 drivers to your team daily. That’s a feature that smart wholesaling can help you add to enhance driving for dollars.

QUESTION ⁉️ “We’ve been married for 5 years. Husband and I separated as I moved out in July of this year. He filed for divorce last week and has told me it’s over and doesn’t want to be with me anymore.

I don’t recommend driving for dollars apps in general. There are many gurus that are recommending DealMachine because they get a kickback commission for doing so.

However, if you believe in driving for dollars apps that much, don’t do the driving. Have others do it for you...build a driving for dollars team.

Don’t just have 4-5 people doing it. Add 4-5 drivers to your team daily. That’s a feature that smart wholesaling can help you add to enhance driving for dollars.

QUESTION ⁉️ “I’m a newbie in this field and was hoping that someone could guide me in the right direction.

I’m in Jackson, MS and have been looking at properties on auction.com. These are my questions:

1. Can I purchase the home directly from the homeowner that is listed on auction.com up until the auction date?

2. Can I sell the property within a few months, and if so, how will me and my partner in the LLC (50/50) be penalized tax wise or limited in any way?

3. I have heard that there are FHA guidelines that restrict people from doing this if financed, but does it make a difference if I have a cash buyer?

This lesson is probably not for you if you have never experienced infidelity in a marriage. Just like many things in life, don’t bother listening to or creating opinions on the matter.

If you have experienced infidelity in a marriage (you cheated or she cheated on vice versa) and in fact want to fix it, first of all don’t put too much energy in trying to figure out whose fault it was.

Right and/or wrong are not relevant factors and/or useful information tool to help you fix your marriage.

What matters is that your marriage, the relationship itself, was broke and in a bad place evident by what you just experienced. That’s the first step to overcoming your trauma.
