QUESTION ⁉️ “How many calls on average do you do on a daily basis? I just began. Me and my husband are getting our leads from Zillow.

We’re kinda lost on where else to get leads from, it takes more detail work to get all property details on every single property. Therefore we’re not calling that many a day

This is our 3rd day in this and we’ve been trying.

We are also aiming for lease option to buy and Zillow is where we get the leads from.”

With wholesale real estate as a business model, generating leads in the year 200&Digital is about the speed of data flow.

Therefore manually pulling records from zillow is probably too much of a slow process to compete.

You may get lucky and close 1 or 2 deals but you will get frustrated before you build a growing and thriving business.

QUESTION ⁉️ “Hey,

So I'm meeting with a seller on Tuesday to check out this home and I wanted to see what tips you might have or what you would recommend regarding making an offer.

The numbers are pretty tight so I don't think I'll be able to make a cash offer while still making it a Win-Win-Win.

I'm considering the possibility of a finance offer but have never made an offer for finance so any tips or help is greatly appreciated!

Here are the details below.

ARV: $140,000

Mortgage Balance: $80,000

Est. Repair (Before Due Diligence): $15,000

Seller Asking: $150,000

Motivation: Inherited this home from a family member that passed, wants to use proceeds from the sale to move into a new home.”

Making a creative finance offer is not always feasible. For example in pre-foreclosure wholesaling, you would need to factor in the cost of bringing the delinquent lien current.

The math has to add up to profits after the owner and the lien holder is taken care of. At the end of the day, the number one factor is the motivation level of the seller.

QUESTION ⁉️ “I sent over a contract to a seller yesterday and they responded that they want $10,000 in earnest deposit money.

I wouldn't really feel comfortable putting down more than $500, so how should I handle this?

Should I mention that I am merely passing the deal onto a buyer, and that the buyer will supply more Earnest money?

or do I negotiate them down?

This is a problem directly attached to the motivation level of the seller.

You generally don't have to deal with that when wholesaling pre foreclosures as they have a bigger problem that the desire for earnest money deposits.

Also maybe try to filter out your mailing list. The narrow you can do it the better. Cause less money u have to spend with better leads.

My Response: All of the marketing strategies will work with CONSISTENCY. But your time, money and energy setup have to be able to afford the consistency... or its doomed already.

In recent times, I came across the concept of micro flipping real estate. I coined the term smart wholesaling.

I also know another who coined “virtual wholesaling”. Just keep this in mind… you need people, tons of people and something for the people; not properties.

QUESTION ⁉️ “ I watched a video on how to save my marriage back and I must say I learned a lot from it.

My husband has been in the US for about 10 years before he brought me to join him.

This is my 3rd year of being in the U.S with him and our marriage will be 9years in December.

Since I came, I have observed he hides things from me.

I don't have access to his phone, account or his laptop.

When I asked him, he said his phone is personal.

He is a nurse and works night shift almost every night.

He doesn't have time for me and my two kids.

He doesn't allow me to work so I decided to go to school for nursing and he agreed to sponsor my school.

Anytime I raise the issue of work he would flare up and threaten to send me back to Nigeria.

The worst of it is that I suspect him cheating based on some of his attitudes and he denied.

He even traveled out of state to hang out with his friends for 4 days and I was not happy about it.

When I asked him to show me his flight ticket confirmation he refused and turned it to an argument.

When he's going to work, he always kiss me and tell me he loves me but his actions are obviously contradictory.

He does the groceries himself. I can go on and on. Right now, I feel cheated and confused. I am worried about my kids too.

Please, I need help.

QUESTION ⁉️ “Hi. My husband and I have been together for 5 years. During the summer, I was shocked to know that she was getting to know another girl.

His excuse was that the were just friends and nothing happened between them. Whenever touched his phone, he’d go crazy trying to take it away.

He even stood up for the girl and refused to end the so-called friendship with her. I dumped him for 3 days

He tried to reach out .I tried to forgive what he did. When we got back together, he started acting distant; not even holding hands.

Whenever I tried to call it quits, he’d beg me to return. After 5 months of being neglected by him trying everything I could to get his attention back, he finally came back to his senses.

So we got back together, but then I started feeling choked, didn’t want the relationships, went into depression and broke up with him.

I didn’t feel the need to talk to him although I always asked my sister about him because they are friends.

On New Year’s Eve, I got jealous because I saw his picture with some other girls. We got back together but since then, I keep on giving excuses to just get away from him although I truly love him.

I keep on thinking that I should leave him,I just be with someone else but I don’t want that. I’ve been suffering from an eating disorder because of this situation and I don’t know how to fix it.

It’s like one day I‘m fine and happy with him but other days I’m afraid I’m going to lose him because of these thoughts.”

I receive a phone call at 8:30 in the morning. I jump up to answer it out of my sleep thinking this may be a lead.

It turns out it was the President of a neighborhood I had put up marketing in. She was very upset about me putting up signs in the neighborhood and she removed them

I apologized for her inconvenience and said I would no longer market in that neighborhood due to no-soliciting in that neighborhood.

QUESTION ⁉️ “Hey everyone

What do you do if you have a property under contract and market it on Facebook, Craigslist and where-ever...

...and the seller sees his property listed for a higher price than you got it under contract for?

What do you do if seller gets on fire and blows a head gasket? (Aka Gets really pissed off) 😂”

So in Real Estate Wholesaling, you make money when you find deeply discounted property (from mass media marketing)...

Locking it under contract at a deeply discounted price and then...

Selling it to a cash buyer or end buyer at a higher price and keeping the spread between as a fee.

The deep discount is typically possible because the seller has life events and problems that warrants getting rid of the property as a solution.

The key is to lead the relationship with you intention to solve the sellers problem.

If you do so, how much and how you make money doing so is never a problem.

If it’s in fact a problem for them, you need to let them loose and focus on helping someone else.

If you don’t have someone else, it means you don’t have a lead pipeline.

Your first focus should be on building a lead pipeline so you can afford to walk away from bad leads such as a pissed of seller.

Tip: A pissed off seller is simply a non-motivated seller and they are not worth your time.

When you learn how to market and build a lead pipeline, your time becomes very expensive and you (and anyone else) can’t afford to spend it on low quality leads.

You then focus on sorting and never having to sell... you’ve got options and they are coming everyday.

QUESTION ⁉️ “I need help.

I have attempted to walk away from this deal several times but the seller keeps asking for help.

I have a seller who is needing to sell his property.

He wants to sell for 190k.

The house is in great condition; I hate to say it but it needs less than $5,000 in repairs.

The estimated ARV (after repair value) is 230k.

After fees, my fee and closing cost, this is not a deal for the end buyer.

He also gave me an owner finance option with the terms of $25-$30k down, 7-9% interest rate and $1,700-$1,750 monthly.

How can I make this a deal?”

The best positioning for negotiating in Wholesaling Real Estate is to be willing to walk away and...

Mean it.

The first 2 mistakes here is that you admitted to have attempted to walk away from this deal several times.

1st mistake - When you walk away, you have to mean it by waiting until they invite you back.

2nd mistake - You admit that it’s not a deal but you want to make it a deal somehow magically.

That may be possible but it would only be possible if you have a motivated seller.

What you have here is an investor who have found a sucker to suck into a deal that favors them; hence the multiple creative financing offers.

I know I mentioned getting invited back as a good thing but here is an exception.

This is an investor who is simply controlling you with follow up calls.

He/She has managed to pique your interest because you are not equipped with 2 things.

1) Lead pipeline and
2) Knowledge

You need a lead pipeline so your can walk away and mean it.

Knowledge would be found useful when you get called back which is actually the best negotiating position.

If you don’t have negotiating skills and knowledge when you get called back (follow up) into the best negotiating position, you will lose.

Wholesaling real estate requires a 2 skills starting with...

1) Marketing (To fill pipelines with leads)
2) Prospecting (Retaining negotiating power)

As you can see, none of it has to do with the legality of the business which is 99% of what they teach in real estate licensing class.

QUESTION ⁉️ “So the property tax delinquent auction is coming up soon.

Question... what if I have a seller who wants to sell and his property is on the auction list to be auctioned off and he only owes $3,000?

I’ve got him under contract but the auction is before closing.

How do I keep his house from going to auction other than paying the $3000 cash out of my pocket; which I don’t want to do for obvious reasons?”

Another source of great real estate wholesale deals are tax delinquents.

These are properties from owners who are not up to date on their property tax payments.

In developed societies, you never truly own a property free and clear.

Although you may have finished paying off the mortgage on a property, annual taxes that are adjustable in nature will always be levied against properties.

This money goes towards city development, maintenance projects and social amenities for citizens and residents.

Property taxes are due quarterly here in New Jersey and may vary in other states.

The bottom line is that if not paid, a tax sales can be initiated.

Depending on the state, it can lead to foreclosure or simply more debts or liens against the property.

Some states are considered tax deed states while others are considered tax lien states.

What makes the difference is the process that leads from delinquency to property take over.

In tax deed states, the local government sells the property to collect taxes while in tax lien states, they sell a tax lien certificate to collect.

Either way, before you move any further with this deal, here are 2 steps to avoid tax delinquent auction.

1) Make sure it’s a deal (ARV & Repair Estimate)

2) Get an extension from foreclosure or tax sales department of the city or county.

In order to fulfill this 2 steps, the prerequisite is that you are dealing with a true motivated seller.

If your seller is NOT motivated at any level, it won’t work out simply because they will be reluctant to co-operating.

That’s really necessary with step 1 which is a prerequisite for step 2.

Let’s make sure that the sales price of $3,000 is in fact good enough for a real estate wholesale deal.

QUESTION ⁉️ “How do I approach a house about to go into foreclosure?”

Just in case you are brand new to us here, let me answer “why would anyone want to approach a house that’s about to get foreclosed on.”

Well, it’s one of the sources of wholesale real estate deals.

What is Wholesale Real Estate?

It’s a business model for a very lucrative source of income involving real estate.

As real estate investors, what we do is find deeply discounted properties that we can flip or fix and flip to end buyers.

When we do so, we make serious and lucrative profits between the buying and selling of such property.

One of the events that can make a seller motivated to sell at a deep discount is foreclosure.

Foreclosure is a lawsuit that reclaims a real estate property that was used as collateral for a loan or lien back to the lender or lien holder.

When a lender forecloses and take over a property, the owner loses the property and an equity they may have in it.

In addition to that, it can damage their credit score and worthiness which means not qualifying to make lots of financial moves potentially for the next 7 years.

In order to avoid that, a property owner can simply decided to sell cheaply and quickly ahead of a lender taking away the property.

Even though they may not make as much money, they can preserve their credit score and worthiness until they get back on their feet financially.

It’s basically a credit solution and preservation strategy.

But you as an investor or wholesale real estate professional can benefit by picking up these cheap properties as a solution to this owners.

You can then turn around and sell the rights to purchase these types of properties to end cash buyers for a lucrative fee.

Now that we understand the motive, let’s answer the original question.

“How do I approach a house about to go into foreclosure?”

First of all, you can simply walk up to the house.

But I am guessing, you are more or less asking asking how you can approach the owner of a house that’s about to go in foreclose and not necessarily the house.

First of all, it’s better that you get some kind of invitation from the owner.

So the real question is how can you generate a bunch of invitation from property owner in distress due to the rise and threat of foreclosures.

1. Access the public list of foreclosures

2. Offer the list a “save your credit” or “we buy houses” solution to the list using mass marketing.

3. Sort the responses for motivated sellers only.

If you can keep it that simple, tricks and scripts will become more and more useless as this owners will be the one chasing you and not the other way around.
